Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.

Scope of Work The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. The bathroom on the second floor needs to be made completely functional. Remove the window behind the bath tub. Remove window frame and expose the original structure of framing members. Check for water damage in the wall structure and replace as needed. Remove the existing tub and plumbing. Frame in the window opening and sheath the exterior, bringing the wall thickness to existing exterior. Install house wrap tucking in behind the wall material to prevent any moisture from penetrating into the wall. Use vinyl siding that will match the white color, Width, and engage ability to the existing vinyl siding. Insulate the open framing members and install 6 mil-poly as interior moisture barrier. Install new remodeler tub shower unit. New Delta fixtures, tub spout and shower head. Repair drywall covering the open wall and blend into the existing wall finishes. Install new fan light combo vented to the exterior of the home. This can be wired on with the vanity light and switch. Remove the vanity lights and install a new fixture above the medicine cabinet. The repairs and patched wall area in the bathroom must be smooth finished and one coat of ultra-hide primer. Painting is not required. The next part of this project is suspected roof leak over the bedroom on the north slope. It has damaged the ceiling which also needs to be repaired. Figure out where the water is infiltrating from and correct this problem by approved permeant means. Then once an assurance on the roof leak has be fixed cut out the bad section of ceiling and patch with new drywall. This must be secured to wood framing or backing. The finish needs to be smooth and blended to the existing surfaces. Primer with one coat of ultra-hide. No painting is necessary. Insulate the basement box seals with R-19 kraft insulation. This insulation must be installed snug in the joist pockets filling the space completely. This install must be secured in a way the insulation will not fall out over time. Spray foam may be used in those hard to reach places or to seal around penetrations. Remove all the gas piping throughout the basement and replace with new Black iron. Install in-line shutoff valves to all the gas fired appliances. Waterheater, furnace, and clothes dryer in the basement. There is a gas stove on the first floor that will need a line with new shut off. Use only approved methods of pipe hangers and supports. Check all joints for leaks once the systems completed. Remove all the galvanized waterlines throughout the basement. Install new copper or Pex lines. If choose to use Pex it must be upsized. All fixtures will have hot and cold shut offs installed near the fixture. Silcock will have a shut off inside near the floor/ exterior penetration to isolate that particular line. Slicocks must be fasten with approved exterior screws into the box seal and have fall to drain the line from the shut off valve. All plumbing supply lines shall have proper supports and hangers per application.
