The purpose of this Request for Proposal is for the selection of a General Contractor on behalf of IRVING HOSPITAL AUTHORITY HOSPITAL DISTRICT (hereinafter “IHA”). The General Contractor will be responsible for the requisite material, labor, equipment and services necessary for the construction project to finish out approximately 5,200 square feet of tenant space to be leased to an allergy specialist. The space is located on the campus of Baylor Scott & White Medical Center - Irving (1901 N MacArthur Blvd, Irving, TX 75061) within Medical Office Building III. Reference Exhibit B for Scope of Work and Construction Documents. The selection of the firm will be at the sole discretion of IHA about which Offeror’s Proposal provides the best value to IHA based on the evaluation factors set forth in Section 4 herein The scope of work for this project includes, but is not limited to, the following: Build-out the currently vacant office space in accordance with the architectural drawings provided by Rees Associates, Inc. (a copy of those drawings are attached as Exhibit B-1, B-2 and B-3) Procurement and payment of all necessary permit fees. Installation/use of protective materials during construction Completion of wood, plastic, and millwork finishes Installation of drywall Installation of interior doors Ceiling construction Installation of carpet, VCT, and baseboard Installation of ceramic tile Tape, bed, and painting services Restroom construction and finishes Furnishings and window coverings Plumbing services HVAC system installation Fire protection system installation Electrical system installation Fire alarm system installation Payment and Performance Bond: Before beginning work, the selected General Contractor shall furnish and pay for a good and approved surety bond for the full amount 100% of the contract price as a payment and performance bond. This bond shall be with a company satisfactory to the Owner and shall be accompanied by a surety power of attorney Any questions or comments should be submitted through Public Purchase no later than Friday, May 9, 2025, by 2:00 pm CT. IHA reserves the right to accept or reject any or all parts of any response for any reason whatsoever. IHA further reserves the right to reject any and/or all responses.
