Site work, new construction and renovation of a mixed-use development in Toronto, Ontario. Completed plans call for the construction of a multi-residential development; for site work for a elderly care / assisted living facility; 130-bed elderly care / assisted living facility; and for the renovation of a elderly care / assisted living facility.

INVITED TEAMS ONLY. Design Build Public Private Partnership (P3) model George Street Revitalization (GSR) project will see the reinvention of the northernmost block of George Street and transform Seaton House men's shelter into a world-class facility providing specialized care for vulnerable populations, including a long-term care home, a transitional living facility, an emergency shelter, affordable housing, and a community hub serving residents of both the site and the local neighbourhood. GSR will be the catalyst for a more safe and vibrant community for all in the heart of the historic Garden District. Project will include about 622,000 sq ft of new construction and restored heritage buildings. Some proposed features of the new development are: -an emergency shelter program with 100 beds for men experiencing homelessness; -a 130-bed, all-gender transitional living program for people experiencing homelessness who require more intensive health care and substance abuse support; -a long-term care home with 378 beds to better meet the needs of formerly homeless, vulnerable and elderly individuals; -21 units of affordable housing with supports; and -a community service hub for program clients as well as members of the surrounding community. ELLISDON INFRASTRUCTURE HEALTHCARE: -Applicant Leads: EllisDon Corporation; -Design Team: Adamson Associates Architects (33.33%), G Architects (33.33%), Parkin Architects Ltd (33.33%); -Construction Team: EllisDon Corporation; -Financial Advisor: EllisDon Capital Inc; BIRD DESIGN-BUILD CONSTRUCTION INC. -Applicant Lead: Bird Design Build Construction Inc. -Design Team: Diamond Schmitt Architects (50%), IBI Group Architects (50%) -Construction Team: Bird Design Build Construction Inc. -Financial Advisor: Bird Capital Limited Partnership TIMELINE: The City of Toronto is currently working towards presenting a staff report to Executive Committee in the third quarter of 2024, which will include an updated strategy moving forward. Considerations by the Committee will factor in to deciding the next steps for this project, which includes vendor engagement. Construction start timeline has yet to be finalized.
