Site work and new construction of a mixed-use development in Scarborough, Ontario. Completed plans call for the construction of a 1,052-unit multi-residential development; 109,996-square-foot, one-story above grade retail development; one-story above grade, one-story below grade, 689-space parking garage; and 60,000-square-foot, four-story above grade, one-story below grade educational facility.
Redevelopment of the proposed development of vacant, Build Toronto-owned lands at 411 Victoria Park Ave, 2510-2530 Gerrard St E. The scope of work includes redevelopment of five blocks on the 19.32-acre vacant brownfield site at 411 Victoria Park Avenue in Scarborough for one 12-storey residential building. The adjacent block will be developed with two eight- and nine-storey buildings, and another mid-rise proposed further east now sports C-shaped massing. The scope of work will include 1,043 residences, including 80 townhouses arranged in stacked and back-to-back formats, that will include 866 market and 177 affordable units total of 58 affordable townhouse units, to be constructed and sold by Habitat for Humanity, would be provided within Block 4 of the development. Block 5 will be dedicated to the City or CreateTO for a kindergarten to Grade 8 school with a daycare facility. The building would be a three or four-storey building, approximately 5,600 square meters with one level of underground parking with surface parking at the back along the rail corridor. Also included will be a network of pedestrian paths and 2.37 hectares of public parkland to be developed on the eastern portion of the site. The development purposes a total of 74,104 square meters of residential gross floor area and 381 square meters of retail space. A total of 689 vehicular parking spaces would be provided on the surface and underground, with 1,048 bicycle parking spaces also planned. A new public park is proposed south of the eastern block, with frontages on Gerrard Street East and an unnamed public street that would be conveyed to the City to provide access to the interior of the community. The significant park space of 8.6 acres/3.48 ha, would consist of both public as well as privately-owned public spaces. TIMELINE: Marketing is underway. Design was completed in late 2021. Initial site work began September 2022. Structural construction is expected to begin late fall 2022 and will be phased. Sub trades will be awarded sequentially from an invited list.
