Site work and new construction of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a 421,180-square-foot, 13-story above grade educational facility; and 1,815-square-foot, one-story above grade retail development.
Development of 202 Jarvis Street for the Innovation in Science Building (ISB). The site is currently a large parking lot at the northwest corner of Dundas Street East and Jarvis Street that has been identified for the initial phased development of a building to accommodate some of the departments and teaching facilities for the Faculty of Science (FOS) along with other university uses. This building is identified as the Innovation in Science Building (ISB). The proposed scope of work includes a 14-storey building with a mechanical penthouse. The building will have a front third storey roof terrace, side east and west roof terraces on the third, fifth and seventh storey, a rear seventh storey roof terrace, and a complete roof terrace on the roof level. The mixed-use building will contain classroom spaces, faculty offices, and common areas for expanded science programming space: a new second floor student dining hall with nearly 580 seats, while a new 13th floor allows for an expansion of lab space to meet academic demands. The project will include 38,998 square meters of institutional space and 164 square meters of retail space at grade level. Parking is proposed in one level below grade with three vehicular parking spaces and 40 long-term bicycle parking spaces and 42 short term parking spaces. TIMELINE: This project has been placed on hold by the owner. A site-specific Zoning By-law Amendment and Official Plan Amendment were approved by Toronto City Council on May 2021. The site plan was submitted to the city of Toronto fall 2020 and resubmitted spring, 2022 with a revised scope of work. The project has been forwarded to the Committee of Adjustment and is under review. Detailed design is on hold. Working drawings, tender and construction timing is undetermined pending approvals and the owner's decision to proceed. Henning Larsen with Zeidler Partnership Architects are acting in joint-venture.
