Conceptual plans call for the construction of a 2,200,000-square-foot, 2,877-space, 196-acre office development; for site work for a office development; 1,600-unit, 155-acre residential development; retail development; and laboratory facility.

Future Mixed-use development consisting of approximately 2.2 million square feet of a research facility, commercial, office and retail buildings. 155 acres of residential of about 1,600 homes. The 350-acre plan area will likely build out over 15 to 20 years and dependent on market demand. As of April 13, 2026, the Woodland Research and Technology Park remains an active project in the early implementation stage. The City of Woodland approved the Specific Plan on September 5, 2023, and the annexation was finalized by the Yolo Local Agency Formation Commission in March 2024. With these approvals complete, the city is now advancing detailed planning for backbone infrastructure, including major utilities and internal circulation systems that must be in place before construction. Additional project-level entitlements will be required before individual development phases can move forward. Design work for the Highway 113/County Road 25A interchange planned as a primary access point is underway. Per the owner, infrastructure work is not expected to start in the next year-and-a-half to two years.
