Site work and paving for a mixed-use development in Eden Prairie, Minnesota. Conceptual plans call for site work for a road / highway; for paving for a road / highway; sidewalk / parking lot; sidewalk / parking lot; and water / sewer project.

Upgrade the existing rural roadway to a 2-lane urban street with a trail replacement on the north side, a new sidewalk on the south side (about 350 feet of sidewalk exists) and stormwater improvements. Intersection improvements at CSAH 4 are included in this project. It's assumed that the existing right-of-way will be sufficient to accommodate the new roadway, trail, and sidewalk improvements. However, there will be additional right-of-way needs (estimated at $0.4M) for intersection and stormwater improvements. The estimated construction cost is based on 0.6 miles @$4.0M per mile. Engineering is estimated at 25%. Street and stormwater assessments are presumed for curb and gutter and stormwater improvements for the properties that take direct access to Duck Lake Trail including the church near CSAH 4. As February 21, 2023, this project is currently in the FY 2023-2032 CIP. Funding for this project is allotted in the city's capital improvement plan for construction FY 2026. A firm timeline has not been established; however, construction is scheduled for Fiscal Year 2026. *Project information has been obtained through a public capital improvement plan (CIP).
