Renovation of a residential development in Columbia, South Carolina. Completed plans call for the renovation of a residential development.
This is a 1000 sq. ft. single story brick front home built approx. 1970. The roof is approx. 15 years old, 3 tab shingles with a 4 on 12 pitch, that has some shingles missing and leaks. The eaves, fascia and soffits are separating and should be repaired in places and wrapped with aluminum with vented soffits. The siding on the two sides and the rear of the house is the old homosote panels in a ship lap style and is rotted on the lower part in the rear and right side. The siding should be covered in vinyl siding as the most cost effective way to make repairs. The brick work on the front steps needs to be pointed up. The front landing concrete has settled approx. 2" on the right side of the front door creating a trip hazard. The front and rear storm doors need to be replaced and the rear exterior door needs a new dead bolt installed. The rear step has a landing but the step is in the wrong place and not cemented to the landing. The step is blocks on their sides and loose and have to be replaced with the correct step. The home owner reports the HVAC does not work correctly and leaks Freon. The unit was serviced recently and was working correctly when this inspection was being done. The kitchen and bathroom are divided by a partition wall with the kitchen sink and the bathroom sink back to back, and the toilet next to the bathroom vanity. The bathroom floor around the toilet is soft from the toilet seal leaking and the kitchen floor in front of the sink is soft. The toilet and vanity need to be removed and the floor removed to further inspect the cause of the problem. The floor needs to be partially removed with the sink base to find the cause of the problem in the kitchen. In the crawl space the underside of the floor joists are covered with plywood and the floor joists and sub floor are not visible from below. The homeowner requests handicap hand rails in the tubshower surround. The master bedroom ceiling has stains along the edges from previous roof leaks. Roofing 1- Remove all existing shingles, tar paper, plumbing vent gasket boots, roof vents, exposing the sheathing. Inspect the sheathing for any damage and repair as needed with the correct thickness CDX plywood nailed to code with 7D rosin coated or 8D ring shank nails.. Install approx. 140 ft. of 2/3/8" x 10' aluminum drip edge to the perimeter of the roof. Install 1200 sq. ft. 15 lb. felt paper. Install approx. 13 sq. GAF Timberline Natural Shadow (or equivalent) architectural 30 year shingles (homeowner to select the color) nailed to code with 1 1/4 " roofing nails. Install 37 ft. Owens Corning 11" x 20' roll ridge vent. Use GAF Sovereign three tab shingles (of matching color) cut to size for the cap and starter shingles. Install new metal plumbing vent gaskets. Install new 6" flue pipe flashing. Soffit/Fascia 1- Replace loose and rotted wood on the soffit and fascia as needed. Install approx. 80 ft. vented vinyl soffit to the front and rear eaves. Install approx. 60 ft. solid soffit to the gable ends. Wrap the fascia and rake with approx. 140 ft. aluminum (homeowner will select the color) RC-041-R-2018 Page 5 of 8 Siding 1- Install approx. 9 1/2 sq. Georgia-Pacific Compass Double 4 Traditional (or equivalent) vinyl siding (the homeowner will select the color) to the two sides and the rear of the house. Wrap the windows on both sides and the rear of the house and the side door with aluminum coil, install approx. 90 ft. starter strip, corner posts, J channel as needed. 2- HVAC - The HVAC unit is separated from the siding and must be resealed with new weather stripping and attached to the house before installing the siding. Doors 1- Remove and discard the storm doors on the front and right side of the house. Install (2) new EMCO 3-0 x 6-8 200 Series Bronze Triple Track (or equivalent) aluminum storm door to the front and side doors, complete with all needed hardware and (2) Wright Products Heavy Duty Tap N Go (or equivalent) closers. 2- Remove and discard the deadbolt lock on the side exterior door. Install (1) new Schlage B 60 Traditional Series (or equivalent) deadbolt lock to the side exterior door. 3- Replace the (2) hinges on the access door to the crawl space at the rear of the house with National Hardware Zinc 2" gate hinges (or equivalent). Steps / Landing 1- Point up the brick work on the front steps and landing where needed. 2- Apply Sika (or equivalent) Masonry Bonding Agent to the front landing, to the right of the front door, that has settled (approx. 60 sq. ft.). Pour approx. 2" thick concrete to bring the landing level with the brick rolok. 3- On the rear steps remove the lower step facing the fence. Install a 12" x 48" x 6" concrete footing on the rear of the landing facing the back yard. Install a 8" step using 8" semisolid blocks or formed concrete to create a lower step to match the landing, 7 3/4 " x 12" x 48". Repair any loose masonry on the rear landing. Interior 1- Bathroom - Install (2) Moen Stainless Steel 18" Home Care (or equivalent) Grab Bars to the shower surround. Install (1) grab bar vertical to the left side wall. Install (1) grab bar horizontal to the back wall of the shower. The grab bars should be installed to solid wood, studs or blocking. 2- Remove the vanity top, vanity and the toilet from the floor and the flooring to assess the damage to the underlayment and the sub floor in the bathroom. Remove the shoe molding on the perimeter of the wall. Remove the flooring in the bathroom (approx. 60 sq. ft.). Remove the counter top, sink and sink base in the kitchen. Remove the shoe molding in the kitchen-dining room perimeter. Remove the flooring under the base cabinets, to RC-041-R-2018 Page 6 of 8 assess the damage to the underlayment and sub floor in the kitchen. Remove the flooring in the kitchen and dining room (approx. 200 sq. ft.). 3- Install approx. 10 sq. ft. 3/4 " CDX sub floor in the bathroom and approx. 20 sq. ft. 3/4 " CDX subfloor to the kitchen floor, nailed to code with 7D rosin coated or 8D ring shank nails. Install underlayment to the bathroom and kitchen floors to match the existing surrounding underlayment. 4- Install a new toilet flange and wax seal in the bathroom. Install approx. 60 sq. ft. Armstrong Flooring Pickwick Landing Low Gloss (or equivalent) sheet vinyl set in mastic to the bathroom floor and approx. 200 sq. ft. to the kitchen and dining room floor. 5- Install the toilet, vanity, vanity top in the bathroom, insure there are no leaks. Install the base cabinets, counter top, and sink in the kitchen. 6- Install new transition strips where needed. 7- Install the shoe moldings in the bathroom, kitchen and dining rooms. Note: The contractor will insure that the job site will be kept clean and all construction debris will be removed on a daily basis. The contractor will be responsible for all needed permits and inspections. All work will be done by licensed professionals in their field.
