Demolition, site work and new construction of a mixed-use development in Toronto, Ontario. Working plans call for the construction of a 692,119-square-foot, 3,070-unit multi-residential development; for site work for a multi-residential development; and for the demolition of a multi-residential development.

Development of lands bound by Gerrard Street to the north, River Street to the east, Oak Street to the south, and Dreamers Way to the west. The site represents phases 4 & 5 of the Regent Park Revitalization and includes a total area of 303,212 square meters, of which 287,722 square meters is comprised of residential GFA. The current plan for Phase 4 & 5 envisions the following: - Demolition of 512 social housing units. The scope of work will include: - The development of approximately 3.070 residential units, of which 1,894 will be market units and 1,194 will be TCHC-owned rental units. - The development of a 2,277 square meter Toronto Public Library branch relocated from Parliament Street. - Development along Oak Street ranges from six storeys to a maximum height of 25 storeys at specific tower locations. - Construction of six (6) new public streets, connecting to the existing public street grid. - New buildings in Regent Park will be required to connect to the district energy system, operated by Regent Park Energy Inc. TIMELINE: The TCHC Board of Directors approved the selection of Tridel Builders Inc. as the partner for the remaining two phases following a competitive request for proposals (RFP) process. This scope of future development phases was submitted to city of Toronto for rezoning approvals as of April 2022 and resubmitted December 2022 with a revised scope of work. The owner is seeking consultants for the first project to proceed, phase 4 building 1A. The owner has issued a Request For Proposals from civil engineers for completion of the plan of division and site services for phase four, which is followed separately. Site plan approvals will be submitted mid-2024. Detailed design is ongoing. Working drawings schedules will be determined in 2025.
