Alterations to Falconer Hall for Revitalization of the Solarium. The scope of work includes complete renovations on its solarium seminar room, (Room 103 and Room 103K) in order to revitalize the current space. The scope of work will include new LED lighting (Dimmable) and Chandelier Replacement, Refinishing floor, New HVAC, New blinds, Window Refurbishment (interior and exterior, storm windows, Interior, Handrail, ballast and stair restoration, Interior Brass/Bronze doorframe restoration, Fireplace restoration, Entrance Door Refinishing, Mirror work, bench and hidden thoroughfare, Full AV system (similar to existing AV). It is possible to change focus of the room from, current location to street side location, Paint/Patching, Furniture to be provided by the Faculty of Law. Power requirements to furniture may be required. Any asbestos removal (University of Toronto will provide the designated substance reports for the spaces). Confirm heritage status, if required, with the City of Toronto. Note: In the past there has been leaking in the north west side of the building. Investigation of this area (roof drain pipes) may be required. TIMELINE: This project has been placed on hold pending funding allocation and completion of the adjacent University of Toronto Centre for Civilizations, Cultures and Cities at 84 Queen's Park which is followed separately. The architect has completed the design for the project. Construction drawing/specification documents and tender the work are anticipated summer/fall 2024 pending funding allocation. Property Management will post and administer the tender of the construction potentially in 2025 timing is not finalized at this time. *All communications between the Consultants, contractor(s) and/or other Consultant(s) for the Project shall be forwarded through the prime consultant.
