Completed plans call for the construction of a 200,000-square-foot, six-story above grade, 162-bed medical facility; for site work for a medical facility; 40,000-square-foot, one-story above grade, 1,000-space parking garage; and parking garage.

Design-Build-Finance-Maintain construction project. The scope of work includes the demolition of the Agnes Cowan Hostel located in the Health Sciences Centre complex and its replacement by a new 102-bed, state-of-the-art mental health and addictions facility in St. John's. The new facility will replace the Waterford Hospital, is planned as an add-on to the Health Sciences Centre and is coming with an added commitment to having more community-based beds and mental health services throughout the province. Taking into consideration that the site location is in a zone with flooding risk, construction of the facility will be preceded by construction of enhanced berms and retaining ponds. The project includes the construction of: • A 240,000 square foot, six-storey, 102-bed hospital; • A parking garage with space for 1,000 vehicles; • A new 60-bed hostel to replace the Agnes Cowan Hostel; • connections to the Health Sciences Centre; and financing and maintaining the hospital over the 30-year contract. TIMELINE: The owner has awarded, following an extensive procurement process, a consortium Avalaon Healthcare Partnership to design, build, finance and maintain the proposed hospital. Construction is underway. Sub trades are not being sought at this time.
