In late May, Engberg Anderson Architects applied for a flurry of construction permits with the city of Fort Worth for the $63 million, six-acre affordable housing development in Fort Worth's Historic Southside neighborhood. Those permits include the construction of several of the village's apartment buildings, a mixed-use retail building, and the village's leasing and fitness center. "The City of Fort Worth and Royal Capital are pleased to share continued momentum on the Evans & Rosedale project," said Kevin Newell, CEO of the Milwaukee-based developer Royal Capital, LLC in a written statement. "The collective team is actively advancing design and construction documents through the City's plan review and permitting process, while working in lockstep across the various financing approvals required for closing." Royal Capital has also filed paperwork with the Texas Department of Licensing and Regulation for two buildings included in the development, at 909 Evans Ave. and 901 Evans Ave. Those projects have a listed start date of Nov. 1. The building at 909 Evans Ave. is a $1.2 million project listed as a multi-unit residential building with six townhouse style units. The building at 901 Evans Ave. is a $1.6 million project listed as a multi-unit residential building with seven flat style units. Both of those projects list a construction start date of Nov. 1. ____________________________________________________________________________________________________________________________ Plans call for 180 residential units (senior & family housing, affordable from 30%–80% AMI)15,700 sq. ft. of commercial space, including a grocery store or market. Community amenities like restaurants, a fitness center, a coffee shop, and vibrant green spaces 283 parking spaces to support residents and visitors. There will be six buildings dedicated to housing, with 60 one-bedroom units, 44 two-bedroom units, and 73 three-bedroom units. As of April 7, 2026, the construction documents are 50% complete and will be submitted to the City for plan review over the next six weeks. An architect and a general contractor have been selected. A timeline for construction has yet to be announced.
