Site work, new construction and renovation of a mixed-use development in Scarborough, Ontario. Completed plans call for the construction of a 160,700-square-foot, six-story above grade, one-story below grade educational facility; for site work for a educational facility; and six-story above grade parking garage.

SUB AWARDS. Construction of a new Instructional Centre, Phase 2 (IC2). Scope of work will include, a six-storey institutional building proposed just north of the existing complex that will house the Department of Astronomy and Astrophysics, the Canadian Institute for Theoretical Physics and the Dunlap Institute for Astronomy and Astrophysics. IC2 will be design to have a porous ground floor to facilitate flexible movement and easy access to spaces within and beyond. The scope should speak to the multiplicity of programs in the building and acknowledge the future presence of the Campus Green to the east. The building should be easy to navigate and way-finding should be incorporated into the architecture. The IC2 Will include the academic department Computer and Mathematical Sciences, and Student Services spaces. The scope will include 19 lecture halls and classrooms, 124 faculty and staff offices, study spaces, lab rooms, and multiple meeting and work areas. The ground floor will accommodate several active uses and social spaces, including a cafe, student welcome areas, and informal collaboration spaces. Classrooms, lab spaces, and study areas will be located on the basement, second and third floors. Faculty office space and some common study areas will comprise the fourth and fifth floors. The development's required vehicular parking spaces, 252 in total, will be entirely accommodated within a planned six-storey parking structure located to the north. The structure will contain 1,244 spaces for vehicles, and will be accessible to the new Instructional Centre building via an underground tunnel. The project includes a basement level which will house lectures halls and some Mechanical / Electrical spaces. TIMELINE: Site work and excavation began early 2021. Substructure work is currently underway. Completion of construction is expected March 2024. *The project name has changed. Sub trades are being awarded by INVITATION ONLY from the Construction Manager's roster list. The next round of sub trade tenders to INVITED TRADES ONLY is expected early 2022. Awarded trades may be released early 2022.
