Site work and renovation of a mixed-use development in Montreal, Quebec. Conceptual plans call for the renovation of a 304,000-square-foot, five-story above grade, one-story below grade educational facility; and for site work for a educational facility.

Upgrades to the FACE (Formation Artistique au Coeur de l'Éducation) - Fine-Arts Core Education elementary and high school. The scope of the project provides for architectural, civil, structural, electrical and mechanical engineering work including asset maintenance and upgrades to foundations, structure, envelope, interior fittings and services; functional rearrangements: interior redevelopment, equipment and furnishings, layout of the rooms; compliance work related to the building code and energy efficiency. The project presents a degree of complexity due to the nature and scale of the work to be carried out on the century-old building, the heritage value of certain components, the various applicable regulations and the density of occupation on the site and around the site. The realization of the project will be entrusted to a construction manager. The project will be accomplished with a LEED approach without certification. Since the FACE school welcomes elementary and high education students, the relocation of students during the project implementation will have to be done in two different locations due to the unavailability of buildings large enough to accommodate all students and staff. Project implementation will be phased. TIMELINE: Taking into consideration that following an assessment conducted by the Quebec Ministry of Education the estimated project cost has climbed from previously estimated $120 million to $375 million, the Ministry, due to the budgetary context and "in the interest of sound management of public funds", has decided to abandon the renovation project for the FACE school in downtown Montreal.
