Site work and new construction of a mixed-use development in Toronto, Ontario. Completed plans call for the construction of a 190,000-square-foot, 350-bed educational facility; and for site work for a educational facility.

Trinity College in the University of Toronto is issuing this request for qualifications in order to obtain statements of qualifications and interest from companies wishing to provide Construction Management services in relation to the design and construction of a new mixed-use academic and residence building, the New Student Residence and Academic Building, located on the Trinity College campus, within the University of Toronto's downtown St. George campus. Trinity College is independently governed and operated: Trinity College is a distinct entity federated with the University of Toronto. Consistent with the existing Development Application, the site is located in the north part of the larger Trinity College Lands. The subject property is municipally known as 15 Devonshire Place (Part of 6 Hoskin Avenue) on the east side of Devonshire Place north of Hoskin Avenue and directly south of Varsity Stadium. This portion of the Trinity College lands currently includes the Gerald Larkin Building and the George Ignatieff Theatre, a surface parking lot, and the Trinity College North Field. Trinity College is contemplating a building of approximately 16,000-18,000 square metres. This multi-use building will contain three primary space types, including: student housing (approximately 350 beds in a variety of unit types), teaching and learning space (seminar rooms, classrooms, offices) and common spaces, including an industrial-scale food service operation.The T-shaped plan will create several new courtyard spaces and formalize the pedestrian connections between the various adjacent buildings. It will connect to the historic Trinity College building and quad to the south by a covered walkway. The building will wrap around and integrate the existing George Ignatieff Theatre at ground level, while the Lawson Centre will be linked via the existing underground walkway into the adjacent Gerard Larkin Building and Trinity's Quad Building. The plan proposes to include a minimum of 75 bicycle parking spots--45 long-term and 30 short-term--and zero vehicular parking spaces. Mecanoo Architecten (Netherlands) and RDH Architects (Toronto) Joint Venture. Current budget is estimated at $60-$80M hard construction costs. Further honing and specificity with respect to this number is anticipated in the coming weeks, as the Project shifts into Design Development. Design Development is anticipated to extend from late-fall 2019 to spring 2020, with preparation for construction taking place over spring and summer.
