Renovation of a multi-residential development in Franklin, Tennessee. Completed plans call for the renovation of a multi-residential development.

The project generally consists of, but is not limited to, the following work: Complete interior and exterior renovations of 24 existing apartment buildings in two adjacent sites. The buildings are both one- and two-story buildings and vary from single units to six-units. All buildings are wood frame construction with brick veneer and siding. Work also includes a new fire sprinkler system in each unit and site work. Interior work consists of, but is not limited to, new kitchen cabinets, new central HVAC systems, new plumbing fixtures, new lighting, new vinyl plank flooring, painting, new doors and hardware, new windows and additional attic insulation. Asbestos abatement of floor tile and mastic will be required at all Development Spring Street units prior to beginning any interior work. Site work consists of, but is not limited to, removal and repair of concrete sidewalks, new concrete parking, and new water lines for the fire sprinkler systems. Development Johnson Circle: This Development consists of seven duplex apartments and two single unit apartments, all single-story buildings. Development Spring Street: This Development consists of 15 apartment buildings that vary from one to six units per building and consist of both single story and two-story buildings. Prime bidders tendering a bonafide bid, except the successful Contractor, will be refunded their full deposit upon return of the bidding documents in good condition within 14 days after bid opening. Prime bidders not tendering a bonafide bid will be refunded half of their bid deposit amount upon return of the bidding documents. No refunds will be issued for bidding documents received after the 14-day period. All bid deposit checks or drafts shall be made payable to Cauthen & Associates, LLC Extra sets of bidding documents will be furnished to prime bidders for a deposit of $175.00, onehalf of which will be refunded if the bidding instruments are returned within 14 days after bid opening. No refunds will be issued for bidding documents received after the 14-day period. Make check payable to Cauthen & Associates, LLC A deposit of $200.00 is required from subcontractors and material suppliers for each set of bidding documents. Subcontractors and material suppliers will be refunded $175.00 of their deposit upon return of the bidding documents in good condition within 14 days after bid opening. Partial sets will not be issued. No refunds will be issued for bidding documents received after the 14-day period. Make check payable to Cauthen & Associates, LLC. A non-refundable deposit of $50 is required from plan rooms not listed in the advertisement as already having bidding documents. All bidders must be licensed Contractors as required by the Contractors Licensing Act of 1994 (TCA Title 62, Chapter 6) of the General Assembly of the State of Tennessee. No bid will be opened unless the outside of the sealed envelope containing the bid provides the following information: the Contractor's name, license number, the date of the license's expiration, and a quotation of that part of his classification applying to the bid. In the case of joint ventures, this information must be provided by each party submitting the bid. All subcontracts relating to roofing, plumbing, mechanical, electrical, HVAC and geothermal that exceed $25,000.00, or masonry contracts (materials and labor) that exceeds $100,000, require the general contractor to list the subcontractor and their respective state license number on the outside of the Bid Envelope. The right is reserved to reject any or all bids or to waive any informalities in the bidding. No bidder may withdraw his bid within 60 days after the actual date of the opening thereof.
