WINTER HAVEN -- A Tampa-based developer is set to construct another hotel in downtown Winter Haven. On Monday, the Winter Haven City Commission unanimously approved as part of its consent agenda a developer's agreement between the city, its community redevelopment agency and Onicx Group. Construction is set to begin in June 2022 and wrap by the end of July 2023. Onicx is the same organization behind the Oak Street parking lot project in Lakeland, where the developer plans to transform 150 surface parking spots into a six-story garage, five-story apartment complex and 3,000 square feet of retail space. In September, St. Petersburg-based MPH Hotels unveiled its plans to construct a 108-room Staybridge Suites Hotel on 75,000 square feet on 5th Street near Gram Parsons Derry Down. The hotel, which will include a 24-hour fitness center, outdoor pool and patio area, is slated to start construction in March 2022 for a hotel opening date in summer 2023. If all goes according to plan, downtown Winter Haven will gain two brand-new hotels in just over a year and a half. The two new properties will be the first hotels constructed in the downtown area. In 2017, Taylor Hotel LLC submitted plans for a six-story, 75-room hotel, but those plans never came to fruition. The plans called for a boutique hotel tied to architect The Lunz Group. The architect's website states that there were "devastating effects" on the Central Florida area from Hurricane Irma that pushed the project's opening as damages were assessed. According to the developer's agreement, the property for the new hotel will be contributed by Taylor Hotel LLC to a new joint venture called Onicx Taylor Hospitality LLC. 'A dream come true':Winter Haven secures $9.4 million for road improvements, fiber-optic infrastructure ADVERTISING The new Marriott will include retail and a restaurant on its ground floor that will take up a minimum of 6,000 square feet, according to presentations by the Onicx Group. The hotel will also include a drive-thru and a covered entrance. Onicx has requested the city commission contribute a small parking lot that will be transformed into the covered drop-off area, called a porte-cochere. According to the developer's agreement, that contribution will be subject to a negotiated purchase and sale agreement with the city and will be contingent on the preservation and renovation of the existing six-story building originally slated for the Taylor Hotel. Rooms, which will range in size between 457 and 739 square feet, will all include a full-sized refrigerator, stove, microwave, dishwasher and coffee maker. Guests can get complimentary grocery delivery and free hot breakfast daily. They will also have access to a fitness center, pool, bar, on-site laundry facilities and a 24-hour grab-and-go market. According to plans presented by Onicx, the hotel will incorporate a new five-story construction adjacent to the six-story Taylor building. A rendering of the first floor of the Residence Inn by Marriott slated to open in downtown Winter Haven by summer 2023. The first floor will include at least 6,000 square feet of retail and restaurant space. "The retail and restaurant amenities are intended to activate the 3rd Street and Central Avenue ground floor by enhancing the City's goals for increased al fresco outdoor dining in the cafe district," the developer's agreement reads. "Given its premier location, this Project will connect each guest to the community at the core of downtown with the enjoyment of its amenities by both the hotel guests and downtown patrons." In other development news:Commercial zoning approved for intersection of Airport Road and the Polk Parkway The project is estimated to generate $49.3 million of economic output and 441 "direct, indirect or induced jobs" during construction and $8.4 million of economic output annually post-construction, plus 86 jobs. The hotel is estimated to cost $27 million to build. Onicx has requested a 90% tax increment rebate from tax increment revenue received by the city until the fiscal year ending September 2030.
