Site work, new construction and renovation of a mixed-use development in Toronto, Ontario. Completed plans call for the renovation of a 55,000-square-foot, two-story above grade educational facility; and for the construction of a 210,000-square-foot, five-story above grade, 350-bed educational facility.

Construction of a 5-storey mixed-use academic building, south of the Varsity Centre multi-purpose field. The existing George Ignatieff Theater and Gerald Larkin Building will be retained, a new vestibule and lobby space will be created wrapping around the north and west faces of these buildings. The building draws formally on the mid-century modern style, but employs contemporary materials, namely mass timber, for the building's frame. The scope of work will include 350 university residence beds on the 3rd through 14th levels above a two-storey academic podium. The scope of work consists of a U-shaped podium, which steps back into an L-shape at the 3rd storey, and again into a slab tower at the 10th level. A terrace and green roof would be accessible just outside the first residence level. At ground level, public spaces include an academic courtyard just to the east of the Ignatieff Theatre and a residential courtyard to the east of the building's 'T', bounded by a covered walkway linking the new building to the historic Trinity College building to the south. Though not large enough to carry on its existing use as a soccer field, the portion of the North Field not built upon would continue to operate as greenspace. An urban farm would span the roof of the structure. TIMELINE: The owner has awarded the construction manager through a tender issued in 2020 which was followed separately. Building permit approvals were secured fall 2021. Construction staging area was established March 2022. Early Works, Excavation, Utilities Relocation, Site Services began October 2022. As of December 2022, Preliminary excavation and geothermal works are underway and will proceed to bulk excavation and foundation through summer 2023.
