Renovation of an educational facility in Atlanta, Georgia. Completed plans call for the renovation of a educational facility.

As of 2/10/2022, The owner has selected a Construction Manager. A timeline for construction has been confirmed. 6/12/19 - GT Facilities Design & Construction is soliciting QUALIFICATIONS from firms interested in providing Construction Management At-Risk (CM/GC) Services for a project known as Tenth Street Chiller Plant Electrical Resiliency Improvements. Documents for response available for download below. Project Budget The advertised Stated Cost Limitation (SCL) or construction cost of the Project is $3,700,000. The project will be phased over two fiscal years. If the owner elects to release Phase II work in FY 21, it is anticipated that the final SCL will be increased by $4,420,000, for a total SCL not to exceed $8,120,000. Project Schedule Preconstruction services are expected to begin immediately upon execution of the contract with the CM/GC, with an anticipated start date of late September 2019. The purchase of long lead equipment is anticipated to be released in a component change order by December 2019 and the start of construction is anticipated to begin in November 2020. Construction will be completed in two phases when chilled water is not in demand: November 2020 - March 2021, and November 2021 - March 2022. The CM/GC shall obtain written authorization from the Owner prior to proceeding with any additional services. (All of the dates above are estimates and are contingent on the availability of funding). Project Description Georgia Institute of Technology (GIT) proposes a multi-year project to implement the required electrical resiliency work. Phasing of the work will be closely coordinated between the design team and the selected CM at Risk team. It is anticipated that the project will be phased over three calendar years and funded in two fiscal years. The awarded CM at Risk is anticipated to be under contract for pre-construction activities in early September 2019 and with all phases of work completed by March of 2022. The work includes the replacement of the 4 transformers with larger ones, replacement of switchgear, and other downstream equipment. The plant includes both a 4160V system and a 480V system. The goal of this replacement is for each voltage system to have a doubleended switchgear arrangement, each supplied by two transformers, either of which can supply the entire load. Due to heavy cooling demand during the remainder of the calendar year, work which reduces the capacity of the plant is only possible between November and March. One possible phasing plan is outlined here. The CM will be responsible for determining the final phasing plan to execute the work. All relevant questions and requests for clarification received by the Institution and the corresponding responses will be posted on the Georgia Procurement Registry at online to the original solicitation for services. From the issue date of this solicitation until a successful proposer is selected and the selection is announced, respondents are not allowed to communicate for any reason with any members or employees of the BOR or the Institution except for submission of questions as instructed in the RFQ, or during the proposer conference (if applicable), or as provided by any existing work agreement(s). For violation of his provision, the Owner shall reserve the right to reject the proposal of the offending proposer.
