Remodeling of an educational facility in Portland, Oregon. Completed plans call for the remodel of a two-story above grade educational facility.

Portland State University (PSU) is seeking Responsive Responsible Bidders to submit Bids for General Contractor Services for Ondine Residence Hall (OND) Remodel of Floors 12 & 14. This Invitation to Bid (ITB) represents PSU's good faith effort to detail our specifications and requirements for the General Contractor Services for Ondine Residence Hall (OND) Remodel of Floors 12 & 14 that will best meet PSU's needs. Work shall take place at Ondine Residence Hall (OND), 1912 SW 6th Ave., Portland, OR 97201-5264. Note: Parking is difficult to find at PSU. Please schedule your time accordingly. Base Bid: Contractor shall complete the refinishing of doorframes, install roller shades and T-bar ceilings, paint rooms, replace electrical fixtures, revise sprinkler layout, and replace plumbing fixtures for floors 12 and 14 in the Ondine building. Refer to Appendix 2.8 PSU Ondine Residence Hall Project List and Drawings for further information. Substitution Requests can be submitted for approval of product equivalents or substitutions. Refer to Section 1.5 Substitution Requests for further information. Asbestos is present in the building and any required abatement will be provided by PSU. Alternate Bid Item #1 (Deduct): Deduct the remodel of most of the 12th Floor. The abatement contractor will remove all ceiling asbestos and seal the ceilings in the main rooms and bathrooms. Contractor is to drywall the removed bathroom ceilings, install a hatch, and paint the ceilings. Payment Bond- full contract amount Performance Bond - full contract amount General Liability - $1M/$2M Auto Insurance - $1M/$2M Workers Compensation Builders Risk Installation Floater - full contract amount Pollution Liability - $1M/$2M Bidder shall include in its bid all insurance and bond costs required to complete the Base Bid and all Alternates for this Project. Any changes to the ITB resulting from such questions will be made only via addenda to the ITB. Responses from Owner not contained in an official addendum to the solicitation will not be binding on Owner.
