Site work, paving, asbestos abatement and renovation of a mixed-use development in Lakewood, Colorado. Completed plans call for the renovation of a 164,000-square-foot, two-story above grade municipal facility; for asbestos abatement for a municipal facility; for site work for a municipal facility; 65-space sidewalk / parking lot; and for paving for a sidewalk / parking lot.
As of November 04, 2022, a Design Builder/ General Contractor has been awarded already, and construction has been on-going since April 2022. This project encompasses the design and construction of office and related space within Building 53, located on the Denver Federal Center campus (Lakewood, Colorado) which is bound by Kipling Street to the east, 6th Avenue to the north, Simms Street to the west, and Alameda Avenue to the south. GSA announces an opportunity for performance of Architectural Engineering Design and Construction services in accordance with GSA quality standards and requirements. GSA intends to issue a Request for Qualifications (RFQ) for a Design Build (DB) contract for the existing Building 53 on the Denver Federal Center. This acquisition encompasses the design and construction needed to convert an existing outdated office building into offices and related space as required by GSA and its tenant agencies. GSA is planning the relocation of three Department of Interior agencies and its employees from leased space into Building 53. Data around how each agency works, will be presented when the RFP is released which is the result of a feasibility study and project development study performed by GSA prior to the release of this RFP. The design build scope of work includes all labor, materials, design, engineering, construction, commissioning, and other related services necessary to support the renovation of Building 53 to a modern office space as it relates to the scope of this project. The total space of the building consists of approximately 387,000 gross square feet, in which 50% of the space is currently vacant. The estimated total design/build cost is between $40,000,000 and $50,000,000. The project will support the roughly 800 incoming employees to be relocated from leased office space to Building 53. The original building was constructed in 1941 during World War II as part of a small arms munitions manufacturing plant. The structure has been upgraded several times to office and warehouse space. After the war, it was converted to use by the Federal government. Although numerous renovations have been constructed since 1941, due to its age and lack of total modernization, some of the building's architectural, mechanical and electrical systems have exceeded their useful service life. The structural system is adequate for upgraded use. The total space requirement consists of approximately 128,240 gross square feet for tenant agency backfill and approximately 20,000 gross square feet for joint use space. The project will include the abatement of hazardous materials within the project boundary, repairing structural and architectural deficiencies, modernizing building systems to create an efficient and comfortable working environment, and creating a 65- space parking lot. . The project will maximize opportunities for natural daylight into the resulting space, utilizing existing and introducing new building penetrations. The tenant finish will support an open office layout, incorporating elements of the existing warehouse into the architectural design. The main entry of the building will be emphasized and modernized. Outdoor spaces will be designed and constructed at the building exterior to enhance the landscape architecture and for use by the tenant agency. The scope of Design Build Services may include, but not limited to, the following: design/construction documents and construction work, which consists of providing all labor, equipment, and materials for a complete buildout.
