The City Council of Hull, GA is seeking Statements of Qualifications/Proposals from contractors interested in providing Construction Management at Risk (CMAR) pre-construction and construction services for the new Hull City Hall facility to be located at 1326 Old Elberton Rd, Hull, GA 30646. Please see the RFQP documents for full Scope of Services. Questions relating to this RFQP must be submitted in writing to: Mayor Paul Walton (email: hullmayor@gmail.com). The deadline for submission of questions relating to this RFQP shall be 2:00 PM EST, Friday, October 28, 2022. The proposed building will contain a public lobby, multi-purpose community meeting room, office space for staff and elected officials, a conference room, and miscellaneous support spaces. A building/site design is not yet available for this project, as the intent is to include the CMAR in pre construction services to advise on the feasibility of design options and to provide cost estimates for construction. The proposed building is anticipated to be up to approximately 3,000 SF with a construction cost of approximately $750,000. Building Site The proposed site is 0.662 acres located at 1326 Old Elberton Rd, Hull, GA 30646. The property is currently owned by the City and includes two (2) existing structures. Structure A is a 2,640 SF 1980's metal building originally constructed as a fire station, and later repurposed as the current City Hall. This structure will be demolished down to the concrete slab by the City prior to the start of construction for this project. The CMAR will be responsible for removal of the remaining foundation and utilities. Structure B is a 720 SF CMU/wood structure that may be incorporated into the new City Hall building design. Power, Water and Gas utilities are existing on the site. The proposed building will include a septic system, as public sewer is not available on the site.
