Site work and new construction of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a 139,179-square-foot, 16-story above grade, 171-unit multi-residential development; for site work for a multi-residential development; and 12,204-square-foot municipal facility.
Construction of a 16-storey building with 171 affordable/market rental units + community agency space (approx. 1,130 sq m); on the southwest corner of Queen Street West and Cowan Avenue, in Toronto's Parkdale. Properties are: 1337-1345 Queen Street West and a portion of 1325 Queen Street West. The main parcel to be developed is 1337 Queen Street West which currently has a commercial tenant (Dollarama). TIMELINE: Rezoning approvals are in place with the city of Toronto since July 2024. A Request for Proposals to select a Housing Provider closed July 18, 2025; submission remain under review. Construction is anticipated Q4 2026. Occupancy is targeted 2028/2029. Further update early spring 2026. *The City has approved 17.7M in capital funding to support the community space component of the West Block.
