Site work, paving and outdoor lighting for a mixed-use development in Chamblee, Georgia. Completed plans call for site work for a playground / park / athletic field; water / sewer project; sidewalk / parking lot; for paving for a sidewalk / parking lot; and for outdoor lighting for a playground / park / athletic field.

As of November 24, 2025, this project is nearing completion. A ribbon-cutting ceremony will take place on December 13, 2025. ............................. The intent of this scope of work is to provide all professional services normally anticipated for design, permitting, and construction phase services for a project of this type. Offerors may add to, or alter, the following scope of work, as they see fit to accomplish the work. Specifically, the selected offeror will provide professional engineering services for the design of Dresden Park based upon the following assumptions: (1) Design based on the boundary, topography and underground utility survey. (2) Design documents based on the approved master plan, see Appendix B. (3) Permitting will be required with DeKalb County. (4) Geotechnical services, if required, will be provided by the City. (5) Offeror will provide project management, civil engineering, landscape architecture and structural design for the project. (6) Offeror will procure sub-consultants for the project. (7) Photometric studies will be needed for the field, parking lot and pathway lighting. (8) Structural retaining wall design required. (9) No wetlands exist on the project site. (10) A flood hazard zone exists on the site. The approved master plan does not anticipate to affect this zone. (11) Stormwater detention design will include water quality and channel protection. Detention will be located underground. (12) Land disturbance will be greater than 1 acre, therefore 3-phase erosion control plans and submittal of an NOI will be required. (13) No GDOT permitting will be required. (14) New pavilions will be prefabricated structures and approximately 25' x 25'. (15) New restroom/concessions/meeting room building will be approximately 34' x 85' and be a similar structure to the restroom/concessions/meeting room building at Bell Memorial Park in Milton, GA. (16) Irrigation design is included in scope. An irrigation pump is not required. (17) Sanitary sewer and water service are located within the survey area, and it is anticipated that capacity is available to handle the proposed development without offsite extension. Offsite utility design is not included in the scope. (18) Meetings are limited to those defined in the scope of services. (19) Plans will be distributed to prospective bidders as PDF's. (20) Reimbursable expenses for mileage and printing included in the scope of services. (21) Permitting fees, if any, will be provided by Client. (22) Construction duration is expected to be 12 months.
