Demolition, site work, new construction, renovation and addition to a mixed-use development in Des Moines, Iowa. Completed plans call for the addition of a 61,710-square-foot educational facility; for the demolition of a educational facility; for the construction of a educational facility; for the renovation of a 4,290-square-foot educational facility; and for site work for a educational facility.

The work includes, but is not limited to, renovation of interior finishes at five (5) general classrooms at Cornell Elementary, totaling roughly 4,290 square feet and includes retrofitting the three interior classrooms with a new skylight. The existing sprinkler system within the building will be expanded to the renovated classrooms under the proposed work. The project also includes updates to the fire alarm system and the building HVAC controls throughout the rest of the building, totaling roughly 66,000 SF. Additionally, the project includes replacement of an Air Handling Unit at the Saydel High School science wing and retrofitting of new VAV boxes above existing ceilings with minimal ductwork modification. The project includes two bid alternates; the first for renovation of two kindergarten classrooms including expansion of existing individual restrooms within the classroom. The second bid alternate is a substitution of lighting controls. The work shall commence on or about June 1, 2020. Substantial Completion of the Project shall be August 7, 2020 and Final Completion of all punch list items by September 7, 2020. Bids shall be open to acceptance and irrevocable for thirty (30) days from the Bid closing date. The Bid shall be awarded to the lowest responsive, responsible bidder meeting the project specifications. However, the Owner reserves the right to reject any or all bids, or any part thereof, and to waive informalities as allowed by law, and to enter into such contract deemed to be in the best interests of the Saydel Community School District. The Project shall be known as the 2020 Classroom & MEP Renovations, Saydel Community School District and is located at Cornell Elementary School, 5817 NE 3rd Street, Des Moines, IA 50313 and Saydel High School, 5601 NE 7th Street, Des Moines, IA 50313 Bid Security in the amount of 5% of the bid in the form of a Bid Bond on form AIA A310, cashier's check, certified share draft or certified check drawn on an Iowa bank or credit union chartered under the laws of the United States shall accompany each bid in a separate, sealed envelope. Bid Security shall be payable to Saydel Community School District. All Bidders are required to provide a statement regarding their resident bidder status as required by 875 Administrative Code 156. Failure to provide the resident Bidder status form with the bid may be grounds for the Owner to reject the bid as non-responsive. Sales or use tax shall not be included in the bid. Pursuant to Iowa Code, at the time a Construction Contract is issued, the Owner will also issue an Exemption Authorization Letter and a Designated Exemption Entity, Iowa Construction Sales Tax Exemption Certificate for the purchase or use of building materials, supplies and equipment that will be used in the performance of the Work. Other requirements with respect to this provision are set forth in the Project Manual. By virtue of statutory authority, a preference will be given to products and provisions grown, and coal produced within the State of Iowa. Upon award of a contract, the successful Contractor will be required to furnish a Performance and Payment Bond equal to 100% of the awarded Contract amount, and within the time set forth within the Contract Documents. The Contractor shall also furnish a copy of its Certificate(s) of Insurance showing coverage is being provided consistent with that stated within the Project Manual. The Project shall be paid for in cash or in warrants drawn on such funds as may be legally used for such purposes and available to the Owner. Final payment to the Contractor shall be made as allowed by the Code of Iowa. All bids will be governed by applicable provisions in the Iowa Code and Board Policies.
