Demolition, site work, paving, new construction and renovation of a mixed-use development in Tracy, California. Completed plans call for the demolition of a educational facility; for the construction of a two-story above grade educational facility; for site work for a educational facility; for the renovation of a educational facility; sidewalk / parking lot; and for paving for a sidewalk / parking lot.
The scope of work includes Increment No. 1: Demolition of five (5) existing buildings, for the construction of a new 2-story building, related site work, interior demolition, alteration of the existing buildings - Units A & B, construction and installation of two (2) shade structures, new parking lot at the north east corner of the site, alteration of existing parking lot at the north west corner of the site, painting the exteriors of buildings A, B, E, F, G, H and P2. This is a 457 calendar day project and project completion will be no later than September 1, 2021. The Skilled & Trained Graduate List must be submitted with the bid. This list can be found in the Plan Room in a folder marked Skilled & Trained Graduate List. This is a collaborative lease-leaseback contract which is governed by a guaranteed maximum price. Our approach to lease-leaseback requires all of the project team members - owner, design team, inspector, general contractor, and subcontractors - to together look out for the best interests of the project, solving problems and moving the project forward. Subcontractors shall be responsible for proactively identifying and resolving all minor conflicts and problems with the plans and specifications, both prior to bid and during the course of the project. As always, we welcome any input the subcontract community may have with regard to value engineering alternatives, potential cost savings, and constructability. These items may be submitted at any time during the bid process. Tracy Unified School District has determined that, pursuant to Public Contract Code section 20111.6, all electrical, mechanical or plumbing contractors holding C-4, C-7, C-10, C-16, C-20, C-34, C-36, C-38, C-42, C-43, and/or C-46 licenses must be prequalified to be submitted as a first-tier subcontractor for (1) all District lease-leaseback projects or (2) District projects using funds received pursuant to the Leroy F. Greene School Facilities Act of 1998 or any funds received, including funds reimbursed, from any future state school bond for a public project that involves a projected expenditure of $1 million or more. All mechanical, electrical, and plumbing subcontractors interested in being listed by prime contractors for participating District projects must submit fully completed prequalification forms and financial information (Prequalification Package) and shall be received no later than ten business days prior to the fixed due date for the opening of bids for specific participating projects or on a continuous basis to maintain eligibility with the District. After creating an account, you will be able to complete and submit the prequalification application on-line. Contractors who submit a complete Prequalification Package will be notified by e-mail of their qualification status; such notice to be e-mailed no later than fifteen business days after submission of the information. Prequalification approval will remain valid for one (1) calendar year from the date of notice of qualification except as noted. The District has a 3% DVBE participation goal in place for this project. DVBEs are encouraged to provide proposals. Landmark is willing to break down work items into economically feasible units to facilitate DVBE participation. We are willing to assist qualified DVBE firms in obtaining bonds, lines of credit and/or insurance. Fingerprinting will be required, please include considerations in your proposal for this expense. Subcontractor Bonds may be required, but Landmark Construction will pay premiums up to 2% of contract amount. Any work claimed by the Carpenters Union MUST be performed by signatory firms. This is not a PSA/PLA project. Labor Code Section 1725.5 requires all contractors and subcontractors intending to bid or perform work on public works projects to annually register and pay a fee to the Department of Industrial Relations (DIR) for purposes of monitoring and enforcing compliance with the States prevailing wage law. All contractors and subcontractors submitting bids on public works projects must be registered. This project requires the use of a skilled and trained workforce under Education Code section 17407.5 and Public Contract Code section 2601. Education Code Section 17407.5 requires the use of a skilled and trained workforce, as defined by Public Contract Code section 2601, by subcontractors at every tier, to perform work which falls within an apprenticeable occupation in the building and construction trades. Verification of compliance must be submitted on a monthly basis. **As of January 27, 2022 project is complete. Construction started back sometime towards the end of May 2020.
