Site work, new construction and renovation of a mixed-use development in North York, Ontario. Design plans call for the renovation of a multi-residential development; for the construction of a 30,138-square-foot clubhouse / community center; 1,287,542-square-foot, 25-story above grade, 941-unit multi-residential development; 10,225-square-foot day care center; 10,118-square-foot retail development; and for site work for a multi-residential development.

Revitalization of Firgrove Grassways, including demolition and replacement of 236 social units in eight blocks; refurbishment of 152 Toronto Community Housing (TCHC) units at 5 Needle Fairway; and a new community centre and daycare centre. Scope to include: redevelopment of 6 new residential buildings, ranging from 4-storeys to 25-storeys, with a total of 941 residential units in a mix of townhomes and apartments. Approx. 341 units would be TCHC units and remaining 600 would be market-rate units. Building One would contain 123 TCHC units; Building Two would contain 218 TCHC units; Building Three would contain a community centre and daycare facilities; Building Four would contain 283 market units; Building Five would contain 48 market units; Building 7A would contain 142 market units; Building 7B would contain 127 market units. Properties include: 3, 36 Marsh Grassway, 7, 11 Blue Grassway, 4, 17 Cane Grassway, 5, 10, 40 Turf Grassway and 1,2, and 8 Dune Grassway. In addition to the TCHC and market units, the complex proposes approx. 940 m2 of non-residential uses that would include commercial, restaurant, and retail uses, as well as a 3,716 sq m community centre housing approx. 2,800 sq m of community space and approx. 950 sq m of City-run childcare space. TIMELINE: Consultant has completed a Master Plan for the redevelopment. Master planning, rezoning and draft plan of subdivision for the Firgrove-Grassways revitalization has been completed. Work is underway to apply for project funding through the Canada Mortgage and Housing Corporation. A timeline for construction will be developed once funding for the Firgrove-Grassways revitalization is secured. Further update fall 2025. *LGA Architectural Partners supported The Planning Partnership in preparing the Master Plan. *Construction cost has yet to be determined/finalized.
