Site work and new construction of a multi-residential development in Scarborough, Ontario. Design plans call for the construction of a 41-story above grade, 926-unit multi-residential development.

The development of a 2.88-acre site at 2444 Eglinton Avenue East in Scarborough, is located across from Kennedy Station and in close proximity to Kennedy GO Station and the future Eglinton Crosstown LRT. The development includes three towers of 31 storeys, 19-storeys, and a 41 storey co-op building with a shared three-storey podium. Two-thirds (or 612) of the 918 residential units will be comprised of rent-geared-to-income (RGI), affordable and market rental co-op housing. The co-op will provide long-term rental housing that will be owned and operated by residents on a non-profit basis. The remaining 306 units will be market condominiums. The site will also offer 3,580 square feet of community space as well as 12,770 square feet of retail space. The site is adjacent to TTC staff/commuter parking for Kennedy station which is currently home to a single-storey City-owned commercial building which will be demolished. The TTC commuter parking lot contains 199 surface parking spaces and primarily services the Kennedy GO/Subway Station. TIMELINE: The project was proposed as part of the second phase of the city of Toronto and the CreateTO Housing Now initiative. The development has been submitted to the city of Toronto for rezoning approvals for a revised scope. The application is required to bring into conformity with the Official Plan and the Growth Plan, and to be consistent with Provincial Policy. The project received approval of the application to amend the Zoning By-law, subject to a Holding Provision required to address servicing matters. A Community Consultation Meeting was held Virtually May 16 2024. Detailed design is ongoing, working drawings are undetermined.
