Site work and new construction of a mixed-use development in Toronto, Ontario. Design plans call for the construction of a multi-residential development; library; and retail development.
Redevelopment of 1627 and 1675 Danforth Ave which currently accommodate the Danforth-Coxwell Public Library and the Toronto Transit Commission Danforth Garage facility has been identified as an opportunity to explore public and private opportunities and partnerships for the development of Parcels A, B, C and F. The site is listed on the City of Toronto Heritage Register. The scope of work would include a multi-phased mixed-use development. TIMELINE: The project has been proposed as part of the second phase of the city of Toronto and the CreateTO Housing Now initiative. The initiative is the latest element of the City of Toronto HousingTO 2020-2030 Action Plan, a comprehensive ten-year blueprint to address affordable housing issues in Toronto, ranging from homelessness to rental and ownership housing to long-term care for seniors. In 2019, DTAH, ERA Architects and Stantec Consulting released a feasibility study including feedback from community groups, site analysis and options for development. In 2021 Due Diligence was completed based on Council approved framework established by the Council approved Danforth Garage Masterplan. Engagement is underway with Toronto Public Library, Toronto Transit Commission, and Children's services to prepare functional programs that will inform massing for the site. Work is underway to confirm the ability to advance the Housing Now block independent from the detailed design and stakeholder work being developed for the entirety of the site, giving consideration for an integrated design. Capital funding was allocated in 2023. Interest from developers may be sought in 2024. The scope of work will be finalized when a developer is secured. Design, tender and construction timing is undetermined pending council approvals and funding.
