Demolition, site work, renovation and addition to a military facility in Fort Lupton, Colorado. Completed plans call for the addition of a military facility; for the demolition of a military facility; for the renovation of a military facility; and for site work for a military facility.

The scope of services will include assistance to the State during the process of assessment, design, construction, and warranty period. Specific tasks to be performed by the Construction Manager/General Contractor (CM/GC) include those generally performed by the CM/GC construction community where the Construction Manager is also the Contractor. A sample copy of the State CM/GC contract is contained within the RFP. A Guaranteed Maximum Price (GMP) will be required at the completion of 65% Design Document phase. The State of Colorado, Department of Military and Veterans Affairs (DMVA) is soliciting the submittal of proposals from firms to provide Construction Management/General Contracting (CM/GC) services for building and site expansion at the Colorado Army National Guard (COARNG) Fort Lupton Readiness Center. The Readiness Center (RC) was constructed in 2011, and was Master Planned for expansion to house a second COARNG unit. In order to accommodate the incoming unit the existing Readiness Center will be expanded by approximately 7,428 SF for storage and locker room space. Approximately 994 SF of the existing facility will be altered for an enlarged PT room, and increased space in the Womens restroom. A detached 5,298 SF General Training Work Bay building will be provided, that will include vehicle bays, office and storage space, tool room, and restrooms. The project will also include a 5,109 SF unheated vehicle storage building. The Fort Lupton RC secured motor pool parking area and access road will be enlarged by 6,696 SY to accommodate the incoming additional military vehicles. The visitor/user parking lot (POV) will be increased by 3,079 SY. Anti-terrorism and force protection (AT/FP) measures will be incorporated into the project, including stand-off distances, bollards, perimeter security fencing, and access controlled vehicle gates. The frontage along the west side of County Road 31 needs to be bermed and landscaped to partially screen the view of the military vehicles from the county road. DD forms 1390/91 list the Fort Lupton Readiness Center Addition and Alteration total construction cost at approximately $8.0M.
