Site work and new construction of a mixed-use development in San Francisco, California. Completed plans call for the construction of a 6,000-square-foot retail development; 6,000-square-foot day care center; five-story above grade, 101-unit multi-residential development; and 15-story above grade, 155-unit multi-residential development.
This is a Bid/Budget Update request for a Joint Venture project with Swinerton Rubecon. The Senior Building consists of 151 affordable senior apartments on 28,000 sf site bordered by Folsom, Beale, and future Clementina Street. The tower is a 9 story CIP structure with no basement. The following Scopes are being bid and bought-out at 50CD. Bids will be due 9/22/23: 1. Surveyor 2. Concrete 3. Structural Steel and Misc Metals 4. Below Grade Waterproofing 5. Doors, Frames, and Hardware 6. Metal Framing and Gypsum Board 7. Flooring 8. Appliances 9. Casework/Millwork 10. Countertops 11. Facility Chutes 12. Utilities We are looking to obtain Budget numbers for the following scopes to be bought out at 90%CD. Bids will be Due 11/22/23. 1. Final Clean 2. Scaffolding/ Barricades 3. Rough Carpentry 4. Finish Carpentry 5. Above Grade Waterproofing 6. Insulation / Fireproofing 7. Sheet Metal/ Flashing 8. Joint Sealants 9. Cement Plastering 10. Tiling 11. Acoustical Ceiling 12. Painting 13. Signage (in specialties) 14. Wall and Door Protection 15. Specialties (Bath Access's, fire extinguisher) 16. Postal Specialties 17. Closet Shelving 18. Pest Control Devices 19. Window Treatments 20. Bike Racks 21. Asphalt Paving 22. Concrete Paving 23. Unit Paving 24. Landscaping The remainder of the deliverable is for budget updates. Please make sure to reach out to your bid package specialist with any questions you may have. Scopes for bid scopes will be added to BC file tab in the attachments and agreements folder in the next 3 weeks. Bid logic to include: Labor pricing per the project schedule. Break out values for alternates and allowances. No material escalation should be included in base proposal. Applicable Bid Forms will be uploaded in the next couple of weeks. Your bid specialist will reach out to you direct and inform you of this. This project is administered in partnership with the Office of Community Investment and Infrastructure (OCII) and has a 50% SBE Goal, 50% Local Hiring Goal and requires the payment of prevailing wages. Please reference the attachments and subcontractor documents for more detailed information. Please pay specific attention to Section E of the SBE Policy, “Joint Ventures and Associations”. M/W/SBE are encouraged to apply. RFI's and constructability items are due 09/08/2023. Numbers are due 9/22/2023. Subsequent documents, such as attachments, agreements, drawing documents, reports, schedule, RFI batches and logistics will be posted prior to bid due date.
