Renovation of a multi-residential development in Fort Lauderdale, Florida. Completed plans call for the renovation of a multi-residential development.
The Housing Authority of the City of Fort Lauderdale, Florida shall accept bids from qualified, experienced, licensed contractors to provide all necessary labor, materials and permits for Re-roofing of Sunnyreach Acres Townhomes located at 1701 SW 2nd Street, Fort Lauderdale, Fl. 33312 Any questions should be directed to Kerry Ann Chin at kchin@hacfl.com The Housing Authority of the City of Fort Lauderdale, Florida reserves the right to reject any or all bids and to waive any informality in the bidding. Building 9, 10 & 12 (Low Slope Roof Areas) 1. Remove and dispose existing roofing materials and accessories down to the plywood deck. 2. Replace deteriorated wood substrate. 3. Re-fasten deck and perimeter wood nailers per FBC 4. Nail 43# base sheet per code and engineered uplift requirements. 5. Mop inter ply layer of smooth surfaced modified bitumen 6. Mop cap ply layer of modified bitumen with light granular surface. 7. Install all new vent stacks and accessories. 8. Install new 24 gauge metal edge. Match existing shape and profile 9. Install new gutters and downspouts. 10.Provide 20 year Labor & Materials Warranty from materials manufacturer & 2 Year Labor & Material warranty from the roofing contractor. Building 9, 10 & 2 (Mansard Roofs) 1. Remove existing asphalt shingles 2. During roof system removal, coordinate with Owner's Engineer regarding inspection to identify wood substrate and fascia that requires removal and replacement. 3. Install base sheet over prepared substrate. Fasten per FBC 4. Install 40 Year rated Lifetime dimensional asphalt shingles. 5. Fasten each row of shingles per product approval and FBC. 6. Seal each lap with shingle manufacturer's approved asphalt adhesive. 7. Mansards are highly visible, architectural components of the buildings. New shingles are to be cleanly installed with no damage from ladder scrapes or excess asphalt on shingle surfaces. Building 11 and REC building 1. Remove and dispose of existing shingles and accessory materials down to the wood deck. 2. During roof system removal, coordinate with the Owner's Engineer regarding inspection to identify wood substrate and fascia that require removal and replacement. 3. Install base sheet over prepared substrate. Fasten per FBC. 4. Install new 40 Year rated Lifetime dimensional shingles. 5. Install new gutters and down spouts. 6. Provide 20 year Labor and Material Warranty from material manufacturer and 2 Year Labor and Material warranty from the roofing contractor. Wood Substrate All Buildings Unit rate pricing for removal and replacement of plywood deck (price per square feet) and fascia (price per linear foot) to match existing, shall be included as a line item, clearly shown in the bid quotation. The quantities to be determined/approved by Owner's Engineer as indicated above.
