Renovation of an elderly care / assisted living facility in Wildwood, Alberta. Completed plans call for the renovation of a elderly care / assisted living facility.
There is a watermain leak under the slab bubbling up under the bathroom drain. The source being the main waterline was confirmed by Yellowhead County as when the water cc is shut the leaking stops.This leak has caused substantial failure in the basement bathroom. In addition to sourcing and repairing the leak under the slab in conjunction with Yellowhead County Public Works, the unit requires demolition and mold remediation in the bathroom and replacement of all bathroom fixtures. An indoor air quality consultant must be procured to properly assess, clean, and verify that the mold has been eliminated. Price must include all materials, labour, sub-consultants, and applicable permits, as well as transportation to landfill and any landfill disposal costs that may be incurred. Work should be done in accordance with industry standards and coordinated one week prior with onsite management. Contractor will provide a 1-year warranty for all completed works. The scope of works shall include and not limited to: 1. Preparation of site for demolition and renovation. Including protecting all surrounding spaces for the construction works, daily cleaning, barricades and necessary construction pollution controls. 2. Demolition/abatement/remediation - the bathroom walls must be inspected for mold and wherever present the dry wall must be completely removed or concrete walls cleaned. Remove existing flooring and waterproofing layer. Electrical and plumbing connections should be carefully terminated and sealed off. Any fixtures that must be removed and disposed of due to mold must be replaced during the renovations. Where mold is encountered throughout this process it must be assessed and necessary abatement measures taken based on its severity. 3. Air Quality Inspection - prior to remodelling the air quality must be tested to ensure all prior mold growth has been properly eliminated. Verify that the planned renovations will mitigate and or eliminate future mold growth complications. 4. Renovation works- a. Supply and install bathroom wall with 2x4x8 lumber, orientated strand board (OSB-exterior), R20 insulation, water/moisture resistant drywall, vapor barrier, and mud and tape. b. Repair any damage to the existing ceiling or replace if required due to mold. c. The entire bathroom is to be painted including the ceiling, paint colour to match the other existing bathrooms. d. Supply and install new bathroom grade vinyl flooring including trim with necessary floor preparation and waterproofing membrane as per manufacturer recommendations. 5. Supply and install the following fixtures: e. One piece shower surround kit. Blue board must be used around the shower area instead of standard drywall. f. New Vanity counter.The vanity installation shall be complete with mirror, mirror lights, sink and mixer faucet. Brand: Moen or equivalent g. Single piece water closet. Brand: Kohler or equivalent h. Basic bathroom hardware set which includes a towel bar, toilet paper holder, towel ring. All fixtures to be chrome finish. Brand: Moen or equivalent i. Ceiling mounted LED lights, GFCI electrical outlets and switches as per code. j. Ceiling mounted ducted exhaust fan. Nutone or equivalent. 6. Substantial Completion - a final air quality test ensuring a safe and healthy environment. All remodeling work is completed, and newly installed fixtures are functioning as should.
