Air City Lofts held an open house on Friday. The first floor will have commercial space, and the second-through-fourth floors will be for living areas. "To see the speed of progress that this building has developed in is unreal and we couldn't be happier with the Bonaccio Group and all the other people involved," said Coldwell Banker Faith Properties chief technology officer David Macrina. Applications are now being accepted. ____________________________________________________________________ The contractor shall provide all personnel, equipment, tools, materials, supervision, transportation, safety equipment, and other items and services necessary to complete the work as described in this Statement of Work (SOW). Work location is at the Eastern Air Defense Sector (EADS), 366 Otis Street, Rome, New York 13441-4812 on the Griffiss Business and Technology Park, Rome, New York 13441. DESCRIPTION OF WORK: Contractor shall provide all labor and materials, to install two full Amerite AME-55 antenna masts (American Tower Company, Shelby, Ohio), (4) junction boxes (2) outside the building on the masts and (2) inside the building in the catwalk area near room 125B), (2) connections into a manhole, and 30 runs of media; coax model CA01-0N0N, Type LMR400 or better, One (1) antenna mast shall be for classified antennas and one (1) shall be for unclassified antennas. Each mast shall host a junction box which shall be populated with 15 each coax cables. The junction boxes will connect to our manhole system and feed the cables through the building and terminating into 2 distinct junction NEMA boxes within the catwalk area of building 700, near room 125B. Contractor shall survey grades on the proposed foundation and equipment mounts to ensure tower(s) are level and plumb for operation. The contractor shall prepare or provide a Geotechnical report, summarizing soil classification, penetration values, compression strength, soil cohesion and other properties unique to site conditions. The report shall discuss: 1. Ground water condition 2. Frost penetration depth 3. Corrosion potential of soil 4. Site access and potential site construction difficulties 5. Site drainage requirements 6. Backfill material recommendations 7. Settlement considerations 8. Factor of safety considered 9. Recommended construction techniques and inspections. W50S8N20Q0017 Page 19 of 29 Contractor shall pour the base of the towers IAW the tower manufacturer's specifications, which shall be provided to the contractor by the vendor, unless the Geotechnical Report indicates otherwise. Contractor shall remove any defective concrete from the mounting foundation / surface and ensure the anchor bolts are properly spaced and mounted. The contractor shall install (2) Amertech triangular towers, AME55 series, each 20 feet tall, in two sections, to include the hinged ground and roof units and all applicable hardware. The towers and components will be provided by the Government. Each tower shall be erected according to manufacturer specifications. The towers shall be no closer than (10) feet to each other. The towers shall be erected outside of building 700, room 125D. The towers shall be no closer than 6 feet to the building, and no further away than 20 feet, in line with each other and in parallel with the building. The towers shall be mounted IAW manufacturer guidelines. The towers shall be anchored in the proper depth and amount of concrete capable of sustaining the tower in all expected adverse condition, as specified by the manufacturer. The contractor shall provide and install appropriate grounding to both installed tower/masts and junction boxes, IAW AFQCC 200-2; as provided. The contractor shall test the ground and provide test results to the government. The contractor shall install (2) weather proof junction boxes on the poles/masts (1) each) with no less than three feet of separation between the junction boxes. The boxes shall be 24 inches above ground level, large enough to house (15) ea. feed through type N male coax surge suppressors, with (15) Pre-punched holes big enough to accommodate series 400LMR coax cable and connectors approx. 0.4 inch. No less than (2) pull strings will be left in the system, going from outside junction box to inside junction box to allow for ease of adding cable in the future. The contractor shall provide and install weatherproof caps at the top or side of the external junction boxes for cabling from antennas and conduit to the manhole. The contractor shall trench two separate lines into the manhole system, 1 for each antenna. The Contractor shall ensure trenching route is clear of all utility's prior to excavation; clearing with NY One and the EADS Civil Engineering Department. The contractor shall run two schedule 80 (4) inch diameter conduit lines, one from each tower's NEMA box, into the ground, and run them through the core and into the manhole system as noted on the attachment. The conduit shall run 43 inches underground to the manhole to be below frost line. All contractors working in the manhole and trench are required to be confined space qualified. The contractor shall provide and install the (2) appropriate cores to the manhole system, one per classification. Each core shall be no closer than 4 inches to each other. The contractor shall run (15) LMR-400 COAX from each of the external junction boxes, through the conduits, through the cores, through the manhole system, through room 125C and to the final destination, another matching pair of junction boxes, located in a common central location in the building 700 catwalk area, near room 125B. Each line shall have an inline amplifier at a point where the antenna gain has been reduced to 10 db, and a properly grounded surge protector for each line where the lines enter the building. W50S8N20Q0017 Page 20 of 29 The contractor shall use schedule 80 conduits leaving the junction boxes on the towers, traveling through the ground and core into the manhole system behind the building 700/room 125C. The conduits shall be buried and core drilled into manhole allowing entry into building 700, one on each side of the manhole to allow separation of the classifications. The classified antenna coax will be run through one of the already installed conduits/pipes and the unclassified coax will run through another conduit to maintain a separation of 3 inches between classifications. The contractor shall keep unclassified cables and classified cables a minimum of 3 inches apart over the whole length of the run. The contractor shall mark all classified runs with red tape, every two feet, for the length of the run. Each port in each junction panel will be clearly labeled as to the source and destination port on each junction box. The contractor shall provide and install any surge suppressors required in a common central location in catwalk area (area above room 125) and terminate into 15 Type N male coax feed through connectors. The Contractor shall install lightning surge protectors in the junction boxes outside the building. They should be specific for GPS antennas (frequency range) Connectors should be N-type, IAW AFQCC 200-2. As well as, lightning rods IAW tower install instructions. The contractor shall provide and install transport media using coax inline amplifiers at the appropriate locations as required to send a usable signal and maintain proper signal strength over the entire length of building 700, as required, (7) amplifier devices per classification for a total of 14. The contractor shall provide all power strips, outlets, GFI circuit breaker for power panel and cabling as required to the nearest identified power panel as needed for any AC power required on the exterior assembly. The contractor shall provide all interior power strips, outlets circuit breaker (for power panel) and cabling for inline converters if required. Contractor shall test, all lines from the mast to the end termination area in the catwalk, and replace or repair all defective lines. The contractor shall provide the government a copy of the test results, before any repairs are done and after the repairs are completed. All ground test shall be a true short test, with an industry standard 10 ohm standard. The contractor shall design and provide a complete set of schematic drawing of the system as implemented. To be presented in a Visio and pdf format to the customer upon project completion. The contractor shall clean and restore the construction site. The contractor shall purchase and provide all materials required for the contractor to do site restoration; a minimum of (6) inches of top soil, seed, mulch and erosion blankets. Contractor shall be responsible for all Electrical, Mechanical Leveling, and Testing of the antenna farm during repairs of this project. W50S8N20Q0017 Page 21 of 29 Masts/towers, junction boxes and cabling shall be 100% operational after all work is completed. 1 Year Parts and Labor Warranty The Contractor shall label all new cables and mount locations in accordance with the EADS Cable management guide. The Contractor shall Anritsu sweep the lines installed (DTF and signal to noise). Baseline printouts will be printed and provided to EADS for file. Magnitude of this project is between $25,000 and $100,000.
