The Project period of Performance is 419 calendar days after issuance of Notice to Proceed. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The Project is to Relocate Medical Ward for Patient Privacy, Project 589A4-21-100 at Harry S. Truman Memorial Veterans Hospital in Columbia, MO. The design is to renovate space on the Third Floor of the hospital to create a new Ward containing 24 new Inpatient Medical Beds designed to VA Patient Privacy Standards and is to include all associated nursing support spaces to operate as a standalone ward. TAs this space completes the administrations' initiative to co-locate all bedded patient rooms to a common floor in the hospital, offices and work rooms for doctors and non-medical support staff are also to be added on the south portion of the renovated area. Work includes demolition of an existing CLC patient ward and existing office spaces. Demolition will be of all equipment, millwork, floor and ceiling finishes, walls and all mechanical, plumbing, electrical and technology systems located within the existing space. Demolition also includes removal of an existing steel frame and concrete deck balcony on exterior of building. Work will include remediation of any hazardous materials discovered during demolition to include asbestos finishes or wraps on mechanical piping. Following demolition, a survey will be conducted of the existing structural floor to determine floor levelness and development of remediation plan to correct prior to new framing being installed. Work will include drilling of new piping and ductwork penetrations in both the 3rd floor and the 4th floor/roof slabs to accommodate new mechanical, plumbing, and electrical systems as needed. As these slabs are 2-way reinforced concrete slabs with thickened capitals, scanning for rebar and structural reinforcement in the form of carbon fiber will need to be installed. This work will require work from below the slab which will interfere with ongoing hospital operations on the floor below and will require coordination with the facility and temporary removal and reinstallation of utilities in the ceilings of these spaces. Work will include the erection of new gypsum walls which will include installation of new doors, insulation equipment and fixtures. All new finishes to include ceilings, flooring, paint, and wall paints. In addition, new wall protection, wall protection and signage will be installed in the remodeled space. Work will include the addition of a roof mounted air handling unit and all new steam and chilling water lines to support the equipment. New ductwork and piping will be installed through renovated space to supply the spaces. Mechanical systems shall tie into the existing building automation system. Certain spaces have specialized air volume and pressure requirements, which will necessitate extra equipment and controls. Work will include all new plumbing supply and waste lines to be run. Coordination of the these lines with the existing mains and valving is required as well installation of all plumbing fixtures. Some routing and connections of service lines will require work in other areas of the hospital. Work will include creation of a new electrical closet served by existing building normal, critical and equipment power feeds. The new closet will include transformers and panelboards to distribute the power needed for the entire project.
