Renovation of a mixed-use development in Milwaukee, Wisconsin. Conceptual plans call for the renovation of a residential development.
**As of November 12, 2020, the owner decided not to award and move forward this project.** Furnish labor, materials and services necessary to repair the single family house and garage Contractor to coordinate and work with Project Manager, contract Electrician and contract Plumber to ensure a logical and complete work flow. Contact information to be provided by Project Manager upon award of bid. Contractor to protect flooring and finished surfaces throughout. Contractor is responsible for repairing damaged surfaces. All debris and trash to be removed from premises daily and at the end of the project. Contractor to leave entire unit 'broom clean' condition. HACM to provide paint, cabinets, countertops, vanities, fixtures, medicine cabinets, cove base, bedroom door, missing storms and screens, replacement garage siding, and smoke detectors. Contractor to provide all other necessary materials and tools, including insulation and drywall. SCOPE OF WORK INTERIOR Dining Room: insulate exterior walls. Re-drywall over open walls/ceilings. Paint to match existing walls. Lower Bathroom: insulate exterior walls. Re-drywall over open walls/ceilings. Install vanity, medicine cabinets & fixtures. Repair exhaust fan/vent (ensure fan is operative and vents to the outside). fixture, repair & rehang closet doors, install smoke/CO detector Kitchen: Insulate exterior walls. Re-drywall over open walls/ceilings. Paint to match existing. Install base cabinets, lazy Susan & upper cabinets. Install countertops, install cove base. Upper Bathroom: Insulate, if/where necessary, re-drywall over open walls. Paint to match existing, where necessary. Install vanity and medicine cabinet, and fixtures. North/Upper Bedroom: Install new venting tube. Connect lower and upper fan to vent outside. Insulate exterior walls. Re-drywall over open walls/ceiling and paint to match existing. South/Upper bedroom: Install new bedroom entrance door. General: Reinstall wood baseboards and cove base throughout (pieces are on site. If worn or broken, HACM will replace). Replace laminate trim at windows where necessary (both bathrooms, dining room, bedrooms, etc.) Install missing storm window(s). EXTERIOR Replace rotted and missing boards and rails on front and back porch. Paint to match. Repair service door frame on garage. Repair/replace garage service door lock. Ensure door and lock are operable. Paint trim to match. Replace broken garage siding pieces. Construct wood handrail (to code) to match porch rails at lower steps to sidewalk; paint to match. Contractor will be held liable for any damage caused to the building and ancillary structure, and/or injury to the occupants resulting from the execution of the work or from not exercising proper precautionary protective measures. Any cost of repair/replacement resulting from damages shall be at the contractor's expense. Contractor shall comply with all applicable state, federal and local codes, and pay all permits, licenses and certificates, and other fees as required by the work.
