The New York City Department of Design and Construction (DDC), Division of Public Buildings intends to enter into Requirements Contracts with up to fifteen (15) qualified construction management firms to provide 1) comprehensive construction management services, 2) partial construction management services or 3) consulting services for various projects in any of the Citys five (5) Boroughs. The projects for which services are required shall be specified by the Commissioner on a Task Order basis. Such projects may involve any division of DDC. Although majority of the contract will be construction contract procurement using the design-bid-build project delivery methodology, DDC reserves its right to issue Task Order to the CMs for CM services in connection with design-build projects. The categories are based on the size (estimated construction cost) of the projects for which the CM services are to be provided. Proposers may propose for one or more of the categories by submitting one proposal but noting in its cover letter for which category they are submitting their proposal. In the event a proposer submits a proposal for more than one category, DDC reserves the right to assign the proposer to a category based on the proposers experience, capacity and the best interests of the City. No proposer will be awarded more than one contract regardless of how many categories the proposes chooses to submit its proposal. Proposers are advised to be judicious when choosing the category or categories for which they submit their proposals. It is not DDCs intention to invite proposals for the Small category from proposers that have consistently provided CM services for construction projects that fall within the estimated construction rage in the Medium or Large category.
