Renovation of a mixed-use development in Minneapolis, Minnesota. Completed plans call for the renovation of a educational facility; and 30,000-square-foot laboratory facility.

The Lind Hall Projectinvolves demolition and renovation of approximately 30,000 gsf of the existing Moos Tower 1st floor ( 2,000 gsf) and 3rd floor ( 20,000 gsf) Hall building for the University of Minnesota, Medical School located on the Minneapolis East Bank Campus for a total project budget of $33,000,000. Level 3 will be extensively remodeled, with the exception of the public hallway and escalator areas on the west side, to become primarily open lab benches, lab support spaces, and investigators' offices. The third-floor toilet rooms will be replaced in their entirety. The remodeling on Level 1 will be more selective to provide small supportspaces for animal testing and the remainder of the office program. The project will also replace deficient infrastructure as prescribed in an earlier 2020 Infrastructure Report. Upgrades to be included in the base scope are: 1. The replacement of impacted exhaust fans. 2. The replacement of impacted supply and return fans, including the replacement of the associated cooling coils, heating coils, humidifiers, and new DDC controls. 3 Modifying hazardous exhaust and control areas on level 3 to current Code. A new rated duct shaft will be installed to accommodate the fume hood exhaust ducts to level 10 roof. A second shaft will extend from level 10 roof to the high roof. 4 Replacement of third floor public toilets. Total Project Cost: $34,000,000 (includes all soft costs and construction costs) Construction cost estimate (SD): $24,300,000.
