The 116.392-acre development is located on the northeast quadrant of Ike Byrom Road and FM 2931 of near City of Aubrey, Denton County, Texas. Based on North Central Texas Council of Governments topographical maps and aerial photographs, the site was treed, had a relief of about 50 feet across the property and generally drained to the northeast. The residential portio nof the development included in this study are; Block A - Lots 1 through 31, Block B - Lots 1 through 49, Block C - Lots 1 through 27, Block D - Lots 1 through 38, Block E - Lots 1 through 43, Block F - Lots 1 through 24, Block G - Lots 1 through 22, Block H - Lots 1 through 30, Block J - Lots 1 through 11, Block K - Lots 1 through 14 and Block L - Lots 1 through 14.The project will consist of 309, one or two story, wood-framed, brick-veneer residences with relatively light foundation loads. We assume that cuts/fills of about +-2 feet will be required to establish finished grades across individual pads. Bids must be accompanied by a cashiers check or a bid bond from a surety company holding a permit in the State of Texas for an amount equal to 2% of the amount bid. The CONTRACTOR shall have sixty (60) calendar days to complete improvements. A performance bond and a payment bond each for one hundred (100%) percent of the contract price will be required. Each bond must have an attached power of attorney. At least one copy will contain originals. A maintenance bond for a period of (2) two years for ten (10%) percent of the final contract price is required.
