Site work and new construction of an educational facility in Statham, Georgia. Completed plans call for the construction of a 156,000-square-foot, two-story above grade educational facility; and for site work for a educational facility.

The project consists of a new 156,000 s.f. 2-story steel frame structure on concrete foundations and retaining walls that will be erected on 56.5 acres shared with existing Dove Creek Elementary School. Work will include, but is not limited to, site work, concrete flat work and site retaining walls, structural steel, exterior and interior masonry, roofing, painting, finishes, metal and wood doors, and hardware installation, toilet partitions, kitchen equipment, installation of plumbing, fire protection, HVAC and electrical systems. The project also consists of a football field. The anticipated date of substantial completion is May 31st, 2023. Proposal Documents may be reviewed at the Office of the Architect and at the OCSD Operations Office. 1. In order to be eligible to respond to this RFP, all Offerors must submit a current, job specific AIA Qualification Statement A305 and a current financial statement (both less than 1 year old) to be evaluated by the Owner and Architect prior to being issued plans and specifications (submit AIA-A305 via email to biddocs@lpbatlanta.com). Offerors who do not submit the A305 Statement will be subject to disqualification. NOTE: An AIA A305 document will be considered "Non-Responsive" if paragraph 3.4 and 3.5 are not complete with projects listed containing current contacts for Owners and Architects along with current telephone numbers. AIA A305, paragraph 3.6 must be completed with information requested for key individuals of the Contractor's organization, including proposed Superintendents and Project Managers with experience in K-12 construction. The AIA A305 must show the Contractor's ability to complete the Contract in a satisfactory manner on projects of similar scope and complexity. References from past clients and projects must be included and will be verified. The deadline for submitting qualification requirements for this project is 2:00 PM on October 25st, 2021. All Offerors must provide proof of previous job experience within thirty percent (30%) of the cost of this project. OCSD will consider the submittal and respond within five (5) days if the submittal is not accepted. No proposal may be withdrawn for a period of sixty (60) days after proposal opening, except as otherwise expressly provided by the applicable law. Proposals must be accompanied by a bid bond made payable to Oconee County School District, in the amount equal to five percent (5%) of the proposal lump sum contract price (exclusive of Alternates and Unit Prices). The successful Offeror will be required to furnish a Performance Bond and a Payment Bond acceptable to the Oconee County School District in an amount equal to one hundred percent (100%) of the contract price and executed by a Surety Company licensed to do business in the State of Georgia and listed in the Department of the Treasury Circular 570, latest edition. The Surety Company shall have an A.M. Best Company minimum rating of "A" with a financial size of VI "6" or better. Bonds must be accompanied by letter stating bonding company's current rating for verification prior to acceptance by the Owner and execution of the formal Owner/Contractor agreement. Additionally, Oconee County School District requests that all responses be submitted in electronic form via flash/thumb drive. PDF format is acceptable unless otherwise stated. Contractor and Subcontractors shall require the Attorney-in-Fact who executes bonds on behalf of sureties to attach a certified, current copy of his Power of Attorney.
