As of August 24, 2022, this project has been completed. The owner has selected a Construction Manager. This solicitation is for Construction Management at Risk services (CMAR) for the relocation and remodel of the new City of El Mirage Library. The City of El Mirage is seeking a qualified Construction Manager at Risk to provide design phase assistance and complete construction services as the CMAR for the relocation and remodel of the new City of El Mirage Library. It is the intent of the City of El Mirage to select and enter into a contract with a Construction Management Firm for this project. The El Mirage Library is currently located at 14011 N. 1st Avenue. The building is 2,500 square-feet (S.F.) and was originally built as a daycare center. The building was remodeled to be the location of Maricopa County Library District's El Mirage Library; however, the 2,500 S.F. building no longer provides the proper space needed for various library services. The City is proposing to relocate the El Mirage Library to the old fire station The City is proposing to relocate the El Mirage Library to the old fire station located at 13513 N. El Mirage Road. The lot has an existing 5,000 S.F. building, parking lot, and basketball court. The purpose of this adaptive reuse project is to provide a larger space for the El Mirage Library services. The old fire station will be remodeled to provide a space that will meet the needs of various library services while staying within, or under, the project's budget. Project improvements include reconfiguration of the building's interior, rework of the parking lot and play court, addition of parking lot lighting, removal of concrete driveways, installation of a wet tap for a fire sprinkler system, addition of a CMU trash enclosure, and improvements to the exterior to modernize the existing building. The programmed budget for this effort is $1,800,000. The architect consultant, boARCH, will complete the design services by August 31, 2021. The contractor will be responsible for asbestos surveying of the old fire station, fire sprinkler system design, material testing, and any structural or special structural inspections that are required.
