Renovation of a municipal facility in Keokuk, Iowa. Completed plans call for the renovation of a 11,200-square-foot municipal facility.

The work to be performed consists of selective demolition of interior partitions and finishes in the current teller and lobby area, employee breakroom and open workspace. Exterior demolition includes removal of commercial branding and signage and preparation of two new window openings. Interior new construction includes installation of a new sprinkler system, 2 new restrooms, employee breakrooms and revisions of selected office spaces. Electrical work includes combining multiple services into a single service and refeeding panels as required. New Council Chambers construction involves a major restoration and installation of new casework in the current lobby area including restoration of the existing plaster ceiling and interior walls. Exterior work includes removal and replacement of the membrane roof, cleaning of exterior stone and select patching and repair of exterior stone and EIFS. 1. The work of this project involves select demolition, new finishes and minor space reconfiguration, select mechanical, electrical plumbing and fire protection upgrades, historic restoration and minor repairs. All construction will be awarded as a single prime general contract. The date for Award of Contracts for construction is anticipated on January 7 th, 2021, with the Notice to Proceed being issued no later than January 8th, 2021. Owner desires to be moved into the facility by August 31st, 2021. Contractor should plan and schedule work to be substantially complete by 13 August, 2021. Bids will be publicly announced at 6:30 p.m. on Thursday December 17th, 2020 at the Keokuk City Council Meeting. Bid results will not be official until all information is reviewed, tabulated, and presented to and approved by the Keokuk City Council. Bid Security shall be made payable to the City of Keokuk Iowa, in the amount of 10 percent (10%) of the Base Bid sum. Security shall be CERTIFIED CHECK, BANK CASHIERS CHECK or AIA A310 BID BOND issued by the Surety licensed to conduct business in the state in which the Project is being constructed. The Owner reserves the right to approve the sufficiency of the required bid security. B. The successful bidder's Security will be retained until it has signed the Contract and furnished the required PAYMENT and PERFORMANCE BONDS. The Owner reserves the right to retain the Security of the next three (3) lowest bidders until the lowest Bidder enters into a Contract or until sixty (60) days after bid opening, whichever is the shorter. All other Bid Security will be returned as soon as practical. If any Bidder refuses to enter into a Contract, the Owner will retain its Bid Security as liquidated damages, but not as a penalty. C. The Bid Security is to be submitted and attached to the BID FORM at the time of submission of Bids.
