This Request for Proposal ("RFP") is an invitation by DeafBlind Ontario Services (DBOS) to prospective proponents to submit proposals from qualified General Contractors. The Request for Proposal is to provide an accessible 2 bedroom suite for adults with deafblindness located at 123 Northumberland St, Ayr, ON. The existing 4 bedroom bungalow was built in 2014. There is a finished basement. The house is B3 classification and is fully sprinklered for fire protection with a water line from the road. The main floor is 2820 sf and the basement is 2820 sf. Basement level has infloor heating. Renovations will include; - Installing closets in bedrooms A and B - Installing kitchen with plumbing, suppression system and pull station (to be included in the contract) - Removing Sink from Craft room and capping plumbing - Adding laundry closet with plumbing and venting - Adding door between multipurpose Room A and Craft room - Enclosing the Hallway/vestibule, exit sign, heater - Ensuring sprinkler system requirements are to code, work to be completed by Western Fire - Improving lighting and electrical as per drawings - Painting all finished areas in basement - Install appliances (purchased by DeafBlind Ontario Services) - Repair any walls or ceilings opened or flooring during renovations to their preconstruction state (drywall type, tape, mudded, sanded and painted), as applicable. - Provide all architectural, civil, structural, mechanical and electrical work as defined in the bid documents.
