BAS Renewal: - Provide building control system, including field controllers, hardware, software, networks, components, devices, control valves, ventilation damper actuators, removal of pneumatics. - Mounting and services for Owner and Allowance furnished products, including building control system supervisory controllers. - Interface to building control system supervisory controllers. - Add 6 variable frequency drives. - Provide electrical services, including wiring for power, limited power, communication, control. - Replace 38 control valves and add 2 control valves at various equipment, including air handlers, terminal heaters, reheat coils, perimeter radiant panels. - Add 2 reheat coils and relocate 1 reheat coil, add 2 supply air diffusers, add 2 return air grilles. - Provide mechanical services, including modifying ductwork, piping. AHU Renewal: - Provide pre-construction air testing of all air handlers (supply and return fans), exhaust fans. - Replace 6 fan motors on supply fans and return fans. Replace/modify 6 fan pulleys as required to achieve airflow. - Add 6 manual balancing dampers for corridor supply. - Provide testing, measurements, balancing for entire air distribution systems, hydronic distribution systems. The work will be completed in phases/stages to minimize disruption to facility operations and building systems. First stage of BAS work will include the installation of the BAS supervisory controller(Panel provided by CBRE/ESI and installed by the Contractor), field controller(s), main network switch, network wiring, and remote access. The first phase will need to complete the BAS network to all areas before installing any field controllers or control devices. For the first phase, existing control system is not to be deactivated. The second phase/stage will include all remaining work for BAS Renewal project. Work within each zone must be fully complete before progressing to the next zone. Some portions of work under Phase 1 and 2 can take place concurrently.
