Renovation of a mixed-use development in Centralia, Washington. Completed plans call for the renovation of a educational facility.

This project has been awarded to Schwiesow Construction in the amount of $1,111,000. The existing building structure at Edison Elementary consists of the following: o 1918 Construction (no as-built drawings available)- o Entry Foyer, Gym, East classrooms, North and South Classroom wings. o Unreinforced masonry bearing/shear walls with wood framed floor over crawl space, wood framed roof, and concrete basement. o 1957 Addition (as-built drawings available)- o Added classrooms between South classroom wing and Gym. Music room addition West of Gym. o Wood stud bearing/shear walls with wood framed roof and concrete slab-on-grade at classrooms. Unreinforced masonry bearing/shear walls with wood framed roof and concrete slab-on-grade at Music room. o 1988 Addition (as-built drawings available)- o Added classrooms between North classroom wing and Gym. Included selective seismic upgrades and plywood sheathing of all roof framing areas. o Wood stud bearing/shear walls with wood framed roof and concrete slab-on-grade at classrooms. o 2002 Earthquake repairs at Entry Foyer area (as-built drawings available) General Scope of Work includes, but is not limited to, the following: o Wood stud bearing/shear walls at the interior face of existing unreinforced masonry walls with wood beams over existing window/door openings. o Bracing and strapping of existing wood posts, wood floor framing, and wood roof framing. o Bracing and strapping of existing unreinforced bearing/shear walls to plywood sheathed roof The District desires for construction to commence about June 2021 and be completed by December 2021 diaphragms. o Steel strong-backing of tall unreinforced masonry walls around the Gym and Music room. o Post and beam support of front masonry wall at Entry Foyer. o Floor sheathing and drag strut framing in mezzanine over foyer. o Architectural finishes associated with structural scope of work and contractor access to the work. o Removal and reinstall of MEP devices associated with structural scope of work and contractor access to the work. Estimated value of the work is $2,000,000 to $2,400,000. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
