Site work and renovation of an elderly care / assisted living facility in Mexia, Texas. Completed plans call for the renovation of a elderly care / assisted living facility; and for site work for a elderly care / assisted living facility.

**As of April 13, 2021, project has not been awarded. The Health and Human Services Commission (HHSC or Owner) is soliciting proposals (Proposals) for the selection of a Construction Manager-at-Risk (CMR) to provide the following services: (i) pre-construction services, such as constructability guidance, cost estimates, site evaluations, and construction schedules; (ii) upon completion of the design development phase, provide a Guaranteed Maximum Price (GMP) at the election of HHSC; and (iii) perform complete construction services consistent with the construction manager-at-risk delivery process described in the attached draft contract between Owner and Construction Manager-at-Risk for Project No. 20-118-MLC, Construction-Manager-At-Risk for Building and Site Renovations @ Mexia State Supported Living Center (the Project). HHSC is soliciting CMR services under Texas Government Code Chapter 2269, Subchapter F, Construction Manager-at-Risk Method. Project Description and Cost of the Work Project Description: Construction-Manager-at Risk shall perform and coordinate all pre-construction and construction services for the following project as a single package or in multiple combination packages. The Multiple Building and Site Renovations shall be completed at Mexia State Supported Living Center, 540 Chapel Dr., Mexia, TX, and shall include but is not limited to the following: Repair existing potable water storage tank 357, new inline waste water grinder near Building 758 and provide electrical connections. Temporary potable water supply will be required while work repair is undertaken. Building Foundation Repair: Shamrock Units (Building 702, 703, 704, 705 & 706) to determine the extent of deficiencies/failures and repair recommendations and cost estimates. Building Foundation Repair for the structural and finish repairs of floors & walls at Building 701 (Dining Hall). Building Renovations: Renovation of Building 762: Repair and Replacement of Central Kitchen Tile Floor with new tile floor and base. Renovation of Building 559: Includes replacement of existing gym flooring; Renovate chilled water and steam system piping Whiterock Units: 771,772,773,774,775, & 776 - Replace windows with security windows, provide custom perforated screen on the exterior of window to prohibit windows from projectiles. Martin Unit Building 740: Replace windows with security windows, provide custom perforated screen on the exterior of window to prohibit windows from projectiles. PHASE I: Collaborate with HHSC and its architects and engineers (A/E), Huitt-Zollars Inc., during the drafting and completion of the Construction Documents. The Respondents expertise will be used to affect value engineering, establish a project schedule, and ultimately determine the Guaranteed Maximum Price. The services include, but are not limited to, attendance at meetings, and consultation regarding plan reviews, constructability reviews, and cost estimating. PHASE II: In accordance with the approved schedule and GMP, Contractor shall facilitate bidding and selection of subcontractors in compliance with HUB requirements, and provide and/or secure and install all materials, labor, coordination, management and supervisory activities necessary to complete construction of the Project in accordance with the drawings, specifications and other contract documents that will be prepared by the A/E and HHSC. CENTRAL TIME Anticipated Notice of Award Thursday, April 1, 2021 Anticipated Contract Execution Date Friday, April 2, 2021 HHSC reserves the right to change the dates in the Schedule of Events. All changes will be posted on the ESBD. All communications between Respondents and other HHSC staff members concerning the Solicitation are strictly prohibited. Failure to comply with these requirements may result in disqualification of Respondent's Proposal.
