Site work and new construction of a multi-residential development in Sarnia, Ontario. Completed plans call for the construction of a 63,524-square-foot, three-story above grade, 24-unit multi-residential development.
The purpose of this Request for Proposal (RFP) is to solicit prospective proponents to submit proposals for the design and build of a modular affordable housing project on County owned lands located at 993 Maxwell Street, in the City of Sarnia. The lands comprise approximately 4.582 acres and currently houses a 57-unit apartment building. The proposed multi-residential development will be 3 storeys in height and consist of 24 units. The proposed building is expected to fit within the existing lands and attach to the existing apartment building. The County has established the following requirements: -Projects shall include some energy efficient features including, but not limited to, heating, cooling and/or ventilation system, light-emitting diode (LED), insulation beyond the minimum Ontario Building Code requirements and Energy Star Rated windows. -Proponents shall include a 25% of the units as accessible and include the building design elements that promote 'visitability' for people with physical disabilities. -Balconies shall be provided for all units, or as deemed appropriate by the County -Standard units must be self-contained one-bedroom units approximately 650 sq ft. in size, accessible units approximately 840 sq ft in size. -An elevator must be included in the building design. -The proposed building shall fit within the yard set backs on the south side of the existing Community Room shown on drawing A-100 and attach to the existing apartment building.
