In general the work consists of limited roof membrane overlay, limited roof rehabilitation, a rigid cover board, and a granule surface coated, two-ply modified bitumen roof membrane; sheet metal replacement; logia deck waterproofing replacement; penthouse wall panel restoration/paint and louver restoration; window restoration of select windows (above East loggia); skylight restoration preparation; limited stone restoration: associated with the roof, at cornice overhangs and at loggias; and water detection system installation. Base Bid will be received for: A single lump sum bid for All Work. Bid Guarantee in the amount of 10% of the Bid must accompany each bid submitted. All bids received from contractors who are not certified will be rejected. General prime contractor bids that do not include the successful MEP bids will be rejected. DESCRIPTION OF WORK Surface preparation, painting, and finishing of existing exposed exterior and interior items and surfaces, unless otherwise noted or specified. Surface preparation, priming, and finish coats specified in this section are in addition to shop-priming and surface treatment specified under other sections. RELATED WORK Factory finished items will not require painting or finishing unless otherwise specified. Refer to technical sections for items to be furnished with a factory finish.
