Completed plans call for the construction of a multi-residential development; retail development; for outdoor lighting for a multi-residential development; for site work for a multi-residential development; and for paving for a multi-residential development.

Phase I: A minimum investment of $2.5 million in Total Development Costs, including at least $1.8 million in Hard Construction Costs, will be dedicated to installing supporting infrastructure improvements in accordance with the Community Facilities Agreement. This phase also includes the development of 90 surface parking spaces to serve guest parking and associated commercial or retail uses. Phase II: A minimum investment of $3.5 million in Total Development Costs, with at least $2.75 million in Hard Construction Costs, will support the construction of 14 townhomes ranging from 1,140 to 1,800 square feet. Of these units, four will be designated as affordable housing for households earning 80% of Area Median Income (AMI) or below. As of January 23, 2026, Phase I is under construction and is expected to be completed by the earlier of August 2026 or twelve months from the start of construction. Phase II is also underway and is scheduled for completion by the earlier of June 2027 or ten months after construction commencement. Phase III Construction must begin within four months of completing Phase II and be completed by the earlier of April 2028 or ten months after construction begins. Phase IV Construction must begin within four months of completing Phase III and be completed by the earlier of February 2029 or twelve months after construction begins.
