Renovation of a municipal facility in Dayton, Ohio. Completed plans call for the renovation of a municipal facility.

A regional city aims to transform two longstanding buildings to accommodate the needs of one of Ohio's largest employers. That would be Wright-Patterson Air Force Base. The city of Riverside seeks to develop the Wright Point Collaboration Campus, transforming the office buildings at 5100 and 5200 Springfield St. into secure facilities, labs, offices and collaborative spaces. The $35 million project -- in partnership with Wright Brothers Institute, Westway Enterprises and other stakeholders -- aims to meet the off-base facility collaboration and workplace needs of multiple Wright-Patterson Air Force Base (WPAFB) organizations. The facilities at 5100 and 5200 Springfield St. were constructed in 1984 and together span 175,000 square feet. 5100 Springfield St. is a five-story building, while the facility at 5200 Springfield is three-stories. "Our understanding from regional, industry, and defense-related partners is that the need for secure facilities and collaborative spaces is significant - however, available space across our region is low," said Joshua Rauch, city manager of Riverside. The campus is less than one mile from Gate 1B and less than 15 minutes from related industry and commercial sites in Beavercreek and Fairborn. Growth in the location will support redevelopment between Dayton and WPAFB, complement efforts to revitalize land around the National Museum of the US Air Force, and encourage reinvestment in the region. As the owner of the facilities and underlying property, the city of Riverside has the ability to rapidly position for development. The two buildings reside in the Wright Point Office Park, and already host notable defense and technology firms from across the country. One noteworthy tenant includes Dayton-based CDO Technologies, a tech company that provides "solutions for business problems in the commercial and federal sectors." CDO employs about 150 people across the country. The project was submitted through the Dayton Regional Priority Development and Advocacy Committee (PDAC). Funding would be used for construction or capital. PDAC, which is staffed by the Dayton Development Coalition, allows the community to set priorities when seeking funding from state and federal sources. All PDAC submissions will be evaluated by one of five review panels, with recommendations to be submitted to the full committee for final consideration. The city of Riverside is investing $6 million towards the $35 million project to improve and modernize core systems, including but not limited to exterior lighting upgrades, roof replacements, HVAC upgrades and bringing restrooms up to ADA compliance.
